Are sleep barrels buildings?

So far, the expansion of the Demmelhof campsite at the Stallauer Weiher has failed because of this question.

But now the operators have won a seven-year battle.

"We always believed that it would work," says owner Josef Demmel.

Government thinks sleep barrels should be treated like buildings

The most controversial point was the "sleep barrels" that Demmel is keen to put up.

The government of Upper Bavaria took the view that such sleeping barrels should be treated as buildings because they are firmly attached to the ground.

And such buildings are not permitted outdoors.

The Demmels argued that the living barrels are equivalent to mobile caravans since they can be lifted away with a crane.

Now Demmel has found a way out: He discovered sleeping barrels that can be hung on a drawbar in a flash.

Since they are ready to drive within a very short time, they are considered mobile homes - and can be set up on the Demmelhof.

Floating overnight accommodations are also planned

There were no building law problems with another innovation – five floating accommodation options on the water.

There are also no official objections to the beach volleyball court and the beach soccer field, which is to be built above the access road.

The Demmelhof wants to appeal to young people in particular.

"Most campsites have a large playground," says Demmel.

"But it often gets difficult with offers for 12 to 14-year-olds." This gap is now being closed.

The Demmels coordinate their plans closely with the Bund Naturschutz.

A meadow orchard and a public hands-on garden based on the Tölz model are to be created on the campsite.

"We have space, but we don't have any employees who can take care of it," says Demmel, describing the dilemma.

Operators see the place now equipped for the future

For reasons of nature conservation law, the area near the pond below the access road will remain completely unchanged.

The Demmels now see their campsite prepared for the future, which Silvia Demmel believes will not be easy.

"We are severely affected by inflation, our suppliers' prices are rising." It is therefore becoming increasingly difficult to offer meals at reasonable prices.

Meanwhile, there is tailwind from another side.

The Dutch ACSI - comparable to the German ADAC - voted the Demmelhof among the 40 most popular campsites in Germany.

In the ranking of the online portal Camping.info, the Demmelhof moved up from 25th to 19th place out of 24,000 European campsites.

Only one Bavarian campsite is better placed in this ranking.

"I think it's funny," says Josef Demmel.

"Lots of five-star campsites - and the Demmelhof in between." Reviews like this are helpful.

Although more people were vacationing abroad this year than last year, the Demmelhof was as full as ever.

"I don't know if many people started cycling during Corona, but cyclists with tents are increasing exponentially."

Community behind the project

A stroke of luck in this context is the proximity to the Bodensee-Königssee cycle path, the Isar cycle path and the Via Bavarica Tyrolensis.

"Sometimes we had to push the benches together in the beer garden so that campers can stand in." Some vacationers would have stayed in grandma's garden.

"The madness," says Demmel.

"Many were just happy that they have somewhere to put themselves when they come back from Italy and Croatia."

In his opinion, the conversion will mean that the Demmelhof will go from a 3.5 to a four-star rating.

He doesn't want more stars either, says Demmel.

"In a five-star place, people criticize every hair that's lying around.

We prefer to surprise positively as a four-star place.” The next step is for Wackersberg to draw up a development plan.

He has no doubts about it, because the community - just like the member of parliament Martin Bachhuber - always stood behind the project.
