Aiming high: a dramatic jump in the construction of apartments in towers Israel today

Looking from above: an increase of 185% in the construction of apartments in towers of 16 stories and more in the last decade, according to a test carried out by the Israeli Forum for Skyscrapers and Urban Construction (CTBUH-ISRAEL) for "Israel Today".

From 2021, the leading city in high-rise construction starts is Bat Yam, with 2,744 housing units in towers with more than 16 floors.

Tel Aviv, which is considered the city of towers, is in second place, with construction starts of 1,906 apartments in towers with more than 16 floors, and Netanya is next to it in third place, with 1,853 construction starts for apartments in towers of 16 floors or more.

The urban landscape in the cities of Israel has changed completely in recent years, and instead of textured construction of single floors or detached houses, residential towers have begun to grow that fill the urban horizon.

The main reason for this is the understanding of the authorities, especially in the areas of demand, that it is necessary to utilize the land in an optimal way.

The phenomenon of high-rise construction also greatly affects the price differences between those who buy apartments on the lower floors and those who decide to purchase an apartment on one of the higher floors.

The differences can sometimes add up to hundreds of thousands of shekels in the same residential tower.

Tel Aviv is the most expensive

How much does it cost?

The Israeli Forum for Skyscrapers and Urban Construction found that in the city of Tel Aviv you will pay an imaginary amount for an addition of a floor that can range from 50 to 100 thousand shekels, and in luxury towers above a certain floor the price can even reach 150 thousand shekels for a floor increase.

On the other hand, in Ramat Gan, going up a floor will cost you only NIS 20-25 thousand, except in certain luxury towers, where the price can even reach about NIS 80-100 thousand per floor, depending on the view from it.

In Bat Yam, an additional floor will cost between 20 and 50 thousand shekels, this also depends on the location - the closer you get to the sea, the higher the price per floor.

In Netanya and Rishon Lezion the prices are 20-25 thousand shekels, but if it is a project on the coast line the price can even reach 50 thousand shekels per floor.

The lowest prices are in Ashkelon and Be'er Ya'akov - NIS 10,000-20,000 and NIS 15,000 respectively.

According to architect Gil Shanhav, chairman of the Israeli Forum for Skyscrapers and Urban Construction, "Skyscrapers and towers excite people all over the world.
