Hotels on the Tölzer Isar: rescheduling "no problem"

Planning on the Isar: The company Merz Objektbau would like to build a four-star hotel (“Mercure”) with 142 and a two-star hotel (“ibis budget”) with 102 rooms on Bockschützstraße.

While you can currently watch a new hotel building on the Wackersbergerhöhe, you haven't heard anything about the second major hotel project in the city, the one on Bockschützstraße.
But something is happening.
Bad Tölz – It has been a year and a half since representatives of the property developer Merz Objektbau, the operator Tristar Hotelgruppe and the brand owner, the Accor Group, presented the concept for the planned “Mercure” and “ibis budget” hotels to the city council.
Since then, nothing has happened that would be visible to the public.
In the background the creation of building rights is in progress.
Completion possibly in 2025
"The development plan process is ongoing." This is how the mayor of Tölz, Ingo Mehner, summarizes the current state of affairs on request.
As a rough schedule, it was originally communicated that in the best case scenario the development plan process could be completed by July 2022 and a building permit could already be available this September.
This can still be read on the Merz Objektbau homepage.
A start of construction in spring 2023 and a possible completion for spring 2025 are planned.
Many factors play a role
When asked, Daniel Franke, project developer at Merz, admits that this information is now obsolete.
"The timeline for the project presented on our homepage is not regularly updated, since it is not intended to show the current project status but only an overview of our projects," he said in writing.
Because the development plan process is currently still in progress, the building permit will be postponed until next year.
It is not yet possible to say more precisely, since many factors play a role here that the developer cannot influence.
Mehner also says that he cannot "name a time horizon" for the development plan process.

Structure of the building is already standing
In any case, the postponed dates are “no problem” for the property developer, Franke assures.
"In fact, we can use the time window gained in this way for the additional planning steps required for this." In general, Merz Objektbau has continued to work on the existing planning in the meantime.
"Even if the basic structure of the building already exists, the area of technical planning and optimization is constantly being revised and further developed," says Franke.
"Bergeblick" no competition
And how does his company feel about the fact that another larger hotel is being built in the immediate vicinity at the same time?
"We see the Bergeblick hotel project very positively," answers Franke.
Because the hotel there opens up "a different target group than the guests addressed with our hotel project on Bockschützstrasse," explains the real estate economist.
In addition, "in agreement with our operator, we are of the opinion that the hotel location Bad Tölz, with its attractive economic and cultural environment, nature and numerous sports, leisure and recreational opportunities, needs the planned hotel capacities in order to develop further," adds he.
"For us, the Hotel Bergeblick is not a competitor, but rather an addition to our offer."
