– In its search for locations for its new delivery concept, Swiss Post considered a property in the Traubing district of Tutzing.

The company wants to deliver letters and parcels to the surrounding area from a commercial building on Brombergweg.

The municipality is open to the project, but planning law hurdles may stand in the way of the settlement.

However, the responsible building authority has already received a request for a preliminary building permit.

The construction and local development committee of the Tutzinger municipal council discussed this last week.

The question was whether a change in use of the commercial building in Traubing, which previously housed a precision engineering company, to a delivery base would be permissible in principle.

One of the decisive factors here is whether the plot of land on the outskirts is already part of the so-called outdoor area in terms of planning law, i.e. it is no longer in a “connectedly built-up district” as defined in the building code.

In these locations, which, to put it simply, are beyond the outskirts of town, existing buildings are protected, but new construction is generally only permitted for certain privileged projects without a valid development plan.

This is intended to prevent any urban sprawl in the landscape.

Exceptions stand in the way.

The post office would probably take over the existing hall largely unchanged from the outside.

But behind the hall, 52 new parking spaces are to be created.

They would certainly not fall under the grandfathering.

"We see the property as part of the interior," explained Christian Wolfert, head of the Tutzinger building authority in the committee.

Then things would be pretty simple.

The district office, on the other hand, sees everything south of Brombergweg as an outdoor area.

The committee found unanimously that the change of use was permissible and that the parking lots could be constructed.

The District Attorney's Office has the final say.

There you can "not look at the cards," said Wolfert.

Approval for a delivery base at this point would also be simplified by a development plan.

The community, which wants to create more commercial space on Brombergweg, decided on its installation ten years ago.

But the water management office has reservations, said Wolfert.

It's about flood protection.

There are now constructive talks with new people in charge.

However, new calculations would also be required.

That will still take time.

Several committee members underlined that they would like to have the post at the location.

Thomas Parstorfer (CSU) said it would also be nice for the previous owner, who is retiring at the end of the year, to be able to win such a tenant for his commercial building.

According to the statements in the committee, the post office from Traubing with 35 employees wants to organize the delivery of letters and parcels for recipients in Tutzing, Traubing, Andechs and on the east bank of the Ammersee between Herrsching and Inning.

In general, Swiss Post relies on more decentralized locations, especially for parcel delivery.

This should increasingly be done with electric vehicles, but their range is limited.

The post office itself did not want to comment on the plans in Traubing in more detail to the Starnberger Merkur, nor on the wish of the municipality to contractually stipulate that the post vehicles approach the delivery base exclusively via the B 2 and not via local roads.

When asked, a spokesman only said that there were "initial considerations to set up a delivery base here".

According to earlier information, the company is planning a total of three such delivery bases in the district.
