Large baker Risart and the city are negotiating exclusively about the purchase of the bakery on Buttermelcherstrasse.

Accordingly, the administration would pay 100 million euros for the area.

There could be 88 apartments for 78.3 million euros.

Munich - Munich needs apartments.

And the city is paying for that.

Now she could build around 100 new ones in a central location.

But for a steep price.

As reported, the Risart bakery wants to sell its company headquarters at Buttermelcherstrasse 16 in the Gärtnerplatz district.

The traditional company builds a new bakery at Theresienhöhe.

As can be seen from non-public documents from the municipal committee, Rischart is now negotiating the sale exclusively with the city.

Accordingly, the administration should be ready to pay 100 million euros plus five million euros in acquisition costs - just for the property.

Up to 88 apartments could be built on it.

Construction costs are calculated at 78.3 million euros.

Risart building in Gärtnerplatzviertel: Bakery decides to negotiate exclusively with the city

Rischart had previously offered the area on Buttermelcherstraße for sale.

It could therefore also have been acquired by an investor who might have paid considerably more, but who would then probably have created less affordable living space in a central location.

The city council in particular wanted to anticipate this.

After the city's offer of over 100 million euros, Rischart decided to initially only continue negotiations with the administration - also because of the good relationship with the state capital, as the template says.

The offer is in the front range of the offer.

The other bidders would be informed.

Spicy: Risart has been planning the sale of the company headquarters for some time.

The city could have had the 3100 square meter area as early as 2019 - for 79 million euros.

The city council at the time rejected the purchase by a majority.

The fact that the adjoining building at Buttermelcherstraße 14 already belongs to the city speaks in favor of the purchase, so the area as a whole could be developed.

There are 14 existing apartments on the Rischart site, and 88 more could be built there.

There will also be more apartments on the site at number 14. A purchase would also strengthen the Gärtnerplatz - Glockenbachviertel conservation area.

Rischart main building in Munich: New building on Theresienhöhe will probably not be completed until 2024

But all this probably only after five to nine years.

Because Rischart will move to the corner of Theresienhöhe and Hans-Fischer-Straße in 2024 at the earliest, where the new bakery will be built on 5400 square meters.

The area in the Gärtnerplatzviertel will probably still be used by the company until 2025.
