Residential lease: information to be provided to the tenant

Before signing the lease, the lessor must send various information to the tenant, in particular the technical diagnostic file (DDT). Detail review.


The lessor must append to the lease certain documents grouped together in the technical diagnosis file.

(DDT - art. 3-3 of the law of 1989).

The energy performance diagnosis (DPE)

The ECD must be carried out in all dwellings.

It assesses the energy consumption of the property and is, since July 1, 2021, enforceable against the lessor in the event of a diagnostic error and damage suffered by the tenant.

Its possible recommendations aimed at improving energy performance are only informative

(art. L 126-29 of the construction and housing code).


Established by a certified professional and covered by professional liability insurance, the DPE is valid for 10 years.

Count from 100 to 300 €, depending on the size of the accommodation, payable by the owner.
