Between the freezing of rents and the progressive ban on rental from 2023, the State is making life difficult for the holders of thermal colanders.

They are now faced with this dilemma: to sell or to carry out energy renovation work.

1. Which dwellings are penalized by the new provisions?

Since August 24, the rents for class F or G housing (the most energy-intensive) can no longer be revised during the lease or revalued at the end of the contract or when there is a change of tenant.

In 2023, the energy performance of a rental property will be added to the decency criteria.

The latter are listed in decree no. 2002-120 of January 30, 2002, amended several times since its publication.

From next January 1, the most energy-intensive accommodation in class G, those consuming more than 450 kWh/m of final energy annually, can no longer be offered for rental.

Then, from 2025, all G-rated accommodation will be prohibited from being rented.

Then will come the turn, in 2028, of rentals…
