Construction work in the lower part of Olaf-Gulbransson-Strasse and on the access road to the future Almdorf at the foot of the Neureuth are arousing curiosity these days.

Is construction actually starting now?

Rainer Leidecker from the Tegernsee Ernst Tengelmann Projekt GmbH, which is developing the Almdorf, explains.

Tegernsee -

It's actually Olaf-Gulbransson-Straße, which has once again demanded a lot of understanding from the residents for many weeks.

The road has been torn up over a length of 330 meters.

Gardens, walls and fences are being dismantled and rebuilt - some of them were on urban land.

The water mains from the 1950s will be renewed, as will all service lines such as electricity, broadband and sewerage.

As an exception, residents are allowed to drive via Westerhofstraße, which is otherwise closed.

It is also reported that construction workers tear up the road in the morning and fill it in again in the evening to enable passage.

The road expansion is once again tugging on the nerves of many homeowners, because construction took place from March to July in 2021, albeit in a different place.

At some point it will get even thicker.

Because the expansion of Olaf-Gulbransson-Straße is only a prerequisite for the realization of the demolition and new construction plans for the Westerhof.

Entrepreneur Andreas Greither is planning a five-star health hotel with 270 beds, staff rooms, chalets and a wellness area.

There has been talk of it for twelve years, but the path is paved by an immense approval process and numerous complaints from neighbors (we reported).

Three of them are still running.

The Almdorf

In a wash with the Olaf-Gulbransson-Strasse, the construction companies are just making a stab up towards Almdorf, another announced mega-project for Tegernsee.

Neureuthstraße will be widened from 3.50 to five meters between the turnoff and the hikers' car park, and all the lines required for the construction of the exclusive holiday home will also be laid here.

Soil is already being excavated on the 4,500 square meter property itself.

Is this the start of the ambitious project that has now been in the planning for ten years?

"It's not yet about the actual start of the construction project," explains Rainer Leidecker, co-inventor of the project.

Rather, it is about preparatory work.

On the one hand for the complex drainage concept, which was approved by the majority of the city council in December 2021.

On the other hand, the water pipe of the ducal family had to be relocated, explains Leidecker.

"It runs in the upper area of ​​the property and would have hindered the entire construction project."

Utilization concept revised

The most important question that one asks oneself at Tegernsee: When will the Almdorf be realized?

And who will run it?

Most recently, in July 2021, Leidecker had stated that the contract was about to be signed.

He can't really report anything new now either.

However, with the “future operator” and due to the “general situation”, the usage concept was revised again.

"In November we will submit a tektur to the city," announces Leidecker.

He did not want to give details.

The project is being further developed together with the Munich architect Christof Lampadius.

According to Leidecker, after the previous ten years of planning, the project will have more leeway as far as the time frame is concerned.

The Miesbach district office confirms this on request.

While it was previously said that the building permit was valid until 2023, it has now been extended to August 2024.

"The work on the road and the canal does not count as the start of construction for the project and has no influence on its validity," emphasizes Sophie Stadler, spokeswoman for the district office.

The district office cannot comment on the implementation contract, which was concluded between Ernst Tengelmann Projekt GmbH and the city and in which details are specified.

"We are more convinced than ever about the project," clarifies Leidecker.

"The theme of individual houses reflects the zeitgeist and gives Tegernsee a unique selling point."

And as far as the delays are concerned, he is "in the best of company with Messrs. Strüngmann and Greither," notes Leidecker, referring to their long-planned hotel complexes in Bad Wiessee and Tegernsee.

According to Rainer Leidecker, the preparatory measures will last until the end of October.

Then it's winter.

He is now announcing the start of construction for spring 2023.
