"We are committed to affordable living space," stressed Josef Wehbe.

Wolfratshausen – It is unusual to be able to see from the window of your apartment how the topping-out sentence is being said for your own house.

Some tenants of the building cooperative felt the same way: Because of the corona pandemic, the topping-out ceremony for the new building of the building cooperative Wolfratshausen (BGW) on Blombergstraße had to be postponed.

However, the client did not want to miss the celebration.

"The topping-out ceremony is an opportunity to say thank you to the companies and craftsmen involved," explained board member Josef Wehbe.

And that's appropriate given a number of factors.

Despite the corona pandemic and the associated restrictions on construction sites throughout Germany, the measure went almost according to plan.

Instead of 9.5 million euros, the new building with house numbers 6 and 8 cost around 10.4 million euros.

However, the construction site was completed within the calculated time.

The tenants moved in in May.

"This was possible thanks to the good cooperation with the companies," explained Wehbe.

Despite delivery bottlenecks and failures, "we took every opportunity" so that things could continue on the construction site.

And that "at construction costs that would no longer be possible today."

New buildings twice as big: 44 apartments instead of 20 in the new complex

The living space in the new buildings is twice as large as in the demolished predecessors: 2662 square meters instead of the previous 1322 are available.

44 parties (previously 20) find a home in the houses.

The entire complex on Blombergstraße also includes houses numbered 2 and 4. These have been extensively renovated and expanded by a total of four apartments.

The 24 units have been inhabited since December 2019.

Average rent around 10 euros: Building cooperative provides affordable living space

All in all, BGW created or renovated 66 apartments as a result.

"We have invested a total of around 13.7 million euros," summarized Wehbe.

The planning approach for the two measures was a total of 13 million euros.

It is a major investment for the major goal of the building cooperative: "We are committed to affordable living space." This is also reflected in the rental prices: the building cooperative charges an average of 9.50 euros per square meter in the modernized and 10.50 euros in the new building.
