Delivery problems and rising costs are slowing down plans, and tenants are worried about the energy crisis.

That was the topic at the general assembly of the Holzkirchen building cooperative.

– The Holzkirchen building cooperative is gathering strength for the next big step: In two years, the general renovation of the “police block” at Baumgartenstraße 26 is finally to be tackled.

The current energy crisis was also discussed at the General Assembly, the consequences of which many of the 219 tenants fear.

Plans for new construction are a long way off.

The renovation campaign of the building cooperative Holzkirchen has been running for years and it is costing a lot of money.

Since 2012, twelve million euros have flowed into the modernization of some of the very old properties.

As far as the upgrading of entire blocks is concerned, the building cooperative decided to take a breather in 2019 in order to build up a financial cushion again.

Last year, as CEO Torsten Altevers announced at the general assembly, the reserves grew again to 890,400 euros.

Hundreds of names on the waitlist for co-op housing

Altevers says the time has come to tackle the next major project: in 2024, the twelve apartments at Baumgartenstrasse 26 will undergo a general renovation.

"It's been our problem child for years," Altevers admits. "Something has to happen there now." The chairman estimates the costs at over one million euros.

In addition to this effort, ongoing apartment renovations have to be tackled when there is a change of tenants.

More than 210,000 euros were due for this in 2021.

"This year the effort is just as high," says Altevers.

Only five to ten units become available each year.

This is no relief for the waiting list, which has several hundred names.

"Every year the list gets longer," says Altervers, "we get more and more inquiries." The enormous demand is no wonder, since the building cooperative in the high-priced rental region of Holzkirchen is asking almost unbelievable prices: even for apartments with central heating it's only 9.50 EUR per square meter due.

In 2019 there was an increase of one euro.

"We will discuss whether there will be further increases," announces Altevers.

Energy costs are the biggest problem for many tenants

The bigger problem for many tenants at the moment is energy costs.

Most of the apartments are dependent on district heating from the municipal utility, and the “police block” is also to be added in 2024.

However, some units are still heated with oil, gas or electricity.

"People have to pay huge sums for it," Altevers fears, "we intend to switch everyone to district heating as soon as possible." .

Delivery and material problems slow down plans

The building cooperative is also affected by the ubiquitous supply and material problems.

The overdue installation of four elevators for the 40 apartments in Birkenstrasse had to be postponed until next year.

And Altevers is increasingly being asked about a possible new building on Lindenstrasse.

"Only when the stock is in good shape can we talk about creating additional residential units," emphasizes the chairman.

An era came to an end in the management team this year: After 34 years on the Management Board and Supervisory Board, Hans Nitsch said goodbye.

The general assembly elected Nikola Würzhuber to the three-person board of directors.

In the future, the Supervisory Board will have five instead of four members.

As Chairman of the Supervisory Board Werner Bauer explained, 34-year-old Manuel Blank is to rejuvenate the team.

The assembly agreed.

In addition, Christine Blank was appointed to the supervisory body for a further three years.
