Rising energy prices are becoming an ever greater problem - also for tenants.

Now the first real estate giant is announcing a hard line against defaulting payers.

Bochum – The high energy costs are a big concern for many tenants.

The fear of not being able to pay the rising additional costs at some point is growing.

After all, winter is just around the corner and the cost of gas, oil and other heating methods is at record levels.

Many therefore hope that their landlords will be lenient.

For tenants at real estate giant Vonovia, however, it could soon become very uncomfortable.

Vonovia's "last resort" for defaulting tenants: "eviction notice"

The real estate group probably has a clear position on how to deal with defaulting tenants.

"Last resort: sending out the eviction notice," says documents for an investor day that Vonovia presented on Tuesday.

The group also has very clear rules as to when termination will occur.

There is a step model for this.

If the sum of the tenant's debts is two months' rent, the apartment may be evicted.

The last step would then be an eviction action.

Vonovia would like to look for solutions together before the termination

However, before it even gets that far, Vonovia would like to get in touch with the tenants.

This should then be used to find out what the reason for the non-payment is.

Then they should look for individual solutions together – such as a potential assumption of costs by the state.

The German Tenant Protection Association is calling for a ban on terminating leases "if this is imminent due to unpaid ancillary costs".

President Lukas Siebenkotten is in favor of a moratorium on layoffs, as in the case of the Corona crisis.

During the 2020 pandemic, the federal government decided to protect tenants in the event of payment difficulties.

For example, owners were not allowed to terminate tenants if they were temporarily unable to pay due to the Corona crisis.

Tenants were also given the opportunity to settle arrears up to two years later.
