Miesbach/Schliersee
– Measured against the pace of the past few months, the approval process for the planned vitality resort in Schliersee is currently in turbo mode.
The project on Stolzenbergstrasse has now cleared two more hurdles – within just a few hours.
Yesterday, Wednesday afternoon, the environmental committee of the district council unanimously recommended the removal from the landscape protection area, the previous evening the majority of the Schliersee municipal council had approved the change in the land use plan.
As reported, the project is to be built around a pond on a 12,000 square meter site on Stolzenbergstraße with an organic hotel, guest house, health center and four natural chalets.
The municipal council had sent the development plan to the second round of interpretation before the summer break.
With the proviso that the final treatment will only take place after the district council has removed the area from the landscape protection area.
The Environment Committee has now taken the first step in this direction.
Nature conservation sees no "high value" in area
The responsible representative of the Department of Environment and Nature Conservation at the District Office, Johannes Gaar, first explained that the legal (un)certainty of the protected areas had not been finally clarified despite the most recent court rulings.
This is also why the lawyers of the planners of the Vitalresort and the municipality of Schliersee recommended applying for the removal of the property.
This has now happened.
With the result that you can also decide this way.
According to Gaar, this is also the opinion of the nature conservation experts at the district office.
It is a "converted island of grassland in the settlement area", parts of which have always been intended for a hotel project, according to the statement.
In addition, the extensively used area "does not have such a high value that would directly conflict with development".
Otherwise, only the State Association for the Protection of Birds (LBV) gave feedback, and it was positive.
In addition, the municipality of Schliersee has "executed the checklist with the consideration criteria of the working group on landscape protection of the district council in an exemplary manner", praised Gaar.
Words of approval in the Environment Committee
There were also words of approval in the environment committee.
Rottach-Egern's Mayor Christian Köck (CSU), for example, was pleased that Schliersee could finally be given planning security for the "touristically useful project".
The question from Paul Fertl (SPD) about the additional traffic movements was answered by Gerhard Waas (Greens) as Schliersee municipal councilor with reference to the operator's concept of promoting train arrivals via a pick-up service from the nearby train station.
Waas also recalled that most of the area of the Vitalresort (5000 square meters) had been covered by a legally binding development plan for 40 years.
The hotel planning that has now been submitted is for the first time one that responds to the wishes of the community.
So you can agree with her.
The treatment of the land use plan change on the previous evening in the municipal council was also short and sweet.
As previously reported, only part of the area had previously been designated as a special area for tourism.
This should now be extended to the entire area.
Managing director Jörn Alkofer said that no one need fear a "reading lesson" like last time with the development plan.
No comments were received from citizens, the points raised by the public authorities would be processed in the development plan process.
The municipal councils agreed to the necessary considerations.
This in each case with 10:6 votes.
Both supporters and opponents have remained true to their previous position.
