In Grafing, up to 25 residential units are possible on Lagerhausstrasse
Grafing – The planning application for the “new construction of a multi-generation house with apartments suitable for families and the elderly, common rooms on the ground floor and underground car park in Lagerhausstrasse 4 and 6” was slowed down again.
Two parking spaces still need to be verified and the top floor divided into two parts so that the entire building with its 60 x 16.2 meter floor area looks like two buildings to the outside, at least in the roof area.
An action for rescission was filed against the first preliminary decision on the construction measure from 2020.
This first preliminary decision, which would have enabled the client to build even more generously, proved to be illegal and was withdrawn by the Ebersberg district office.
"Due to a violation of the law protecting the distance between neighbors, the lawsuit would have been granted," Grafing's building administration informed about the background.
However, the preliminary decision was also withdrawn because the regulations on the design of the roof and facade could not be issued in advance.
The lawsuit was then dropped.
The structure of the planned multi-family house, which has now been reduced in size due to the distances maintained, still requires a comparatively large floor area of 60 x 16.2 meters.
This corresponds to that of 12 semi-detached houses without any distance to each other.
Up to 25 residential units are currently planned in the building.
The associated underground car park has its entrance on Vazaninistrasse.
In addition to the apartments suitable for families and the elderly - some are said to be over 100 square meters - common rooms are to be set up on the ground floor.
A wall height of 9.17 m is requested, the ridge height of the mansard roof is 12.38 m. A roof pitch of 45 degrees up to a height of 11.89 m is planned for the mansard roof.
Because of this height, the city administration brought the division of the attic into play.
The city councilors did not initially agree on this.
"Housing space is needed," was their reasoning.
SPD city councilor Christian Kerschner did not see the expected multi-generation house in the plans and asked the administration to use the title "house" in the future.
