Echinger locals model: Municipality is not afraid of being stuck on properties

Not every future home builder dares to build their own four walls in the current situation.

They are not currently selling like the famous hot cakes, the building plots in the Echinger local model.
The town hall is still optimistic.

The long-standing head of the real estate department in the Echinger town hall, Hubert Wittmann, has taken his well-deserved retirement.
In the municipal council there was recently cross-party understanding and congratulations.
But before that happened, Wittmann announced the latest status of the application for the local model for the building plots in Eching-West and Dietersheim South-East.
Contracts have already been sent to applicants
Accordingly, all contracts have been sent to the 176 applicants for the almost 60 available properties.
According to Wittmann, certifications are already scheduled for October.
On October 11 alone, five parties would be certified, the outgoing department head announced.
Further certifications would also follow all day on October 24th.
It is currently in 93rd place. Wittmann admitted, however, that "individual applicants had resigned due to financing problems".

However, when asked by FT, Hubert Wittmann's successor, Angelina Ludwig, rejected speculation that there could be more than two dozen in total.
She also said that only "some jumped off".
Much more, as recently rumored in a press report, could not be the question.

Ludwig pointed out that it was understandable that developers would get cold feet given the current market situation and the current interest rate policy.
However, there is no need to be afraid that the municipality of Eching will remain on its land - "definitely not," she affirmed.
The assignment lasts.
In case of doubt, successors would come to the train, explained the new head of department.
You don't have to worry, everything is going its way, was her conclusion.
Convert a purchase option into a heritable building right?
This is not possible
The fact that the situation on the real estate market has deteriorated, i.e. that it has become more expensive to take out construction financing, has so far primarily had an effect on the plots for sale and not so much on the plots that are allocated in the local model.
According to Mayor Sebastian Thaler, it was initially clear that smaller parcels were more popular than large ones.
In the course of this, there have already been inquiries from potential buyers as to whether their purchase option could be converted into a heritable building right.
However, this is not possible for legal and procedural reasons.
It remains to be seen to what extent the cancellations of both residential construction models will increase due to market developments.
