Aufhausen – The commercial area Erding-Süd in Aufhausen is not exactly a showcase address.

In the middle is an old electronics store that is rotting away, next to the Sempt market with the Edeka there is also an outdated commercial building where the tenants change frequently.

Now the owner of the space is causing a stir with a spectacular architectural proposal: he can imagine an extremely massive development between Edeka and the railway tracks, the most striking feature of which is a 55 meter high, 18-storey residential tower.

Trade and industry are to be pushed back in favor of denser residential development - we are talking about up to 300/350 residential units.

These plans clearly go too far for the city administration, Mayor Max Gotz (CSU) and the Urban Development Committee (SEA).

But they also agree: in terms of urban development, something has to happen in the south of the city so that the location does not fall even further behind.

Lolita Liening from the city planning office presented the owner's wishes on Tuesday - precisely those dense residential developments.

80 percent should be allotted to it.

According to his ideas, only 18 to 20 percent should fulfill the actual purpose of the area, an industrial area, including retail, offices and medical practices.

Gotz opened the debate with the question: "Do we fundamentally want to get involved?" Basically, the city councilors want to, but not on this scale.

Second Mayor Petra Bauernfeind (FW) strictly rejected the 55 meter high residential high-rise building with 18 floors.

"That would be higher than the city tower." For them unthinkable.

In addition, a school and a kindergarten would have to be built here.

In addition, like CSU parliamentary group leader Burkhard Köppen, she warned of conflicts of interest caused by delivery traffic to the supermarkets late in the evening and early in the morning and by the unresolved traffic development via the bottleneck Pretzener Straße with the narrow level crossing.

Helga Stieglmeier (Greens) was basically open to new things.

But that would only create new problems.” Thomas Schmidbauer (Erding Now) warned: “That would be the start of an Erdinger skyline.”

Köppen recalled the skyscrapers in Altenerding ("Max & Moritz") and the associated problems during construction.

The concern of the investor is legitimate, "but it is just as legitimate that we are sticking to our urban planning goals".

Thomas Bauer (CSU) asked a fundamental question: "How can we increase the attractiveness of the district?" Housing could be a contribution.

Gotz also found: "The worst solution would be if nothing happens.

We have to turn to change.” So far, this has “failed due to a lack of courage and the absence of majorities”.

However, he warned of setting a precedent: “There are other commercial areas in Erding where things are not going so well.

We would have to open ourselves up to that." Not least because there are no problems in Erding-West, "because we have categorically ruled out any residential use".

And in Aufhausen they are talking about a gross floor area of ​​almost 30,000 square meters.

In his opinion, the ban on inner-city ranges in the commercial areas could fall.

The committee has not yet made a decision.

The topic is now to be discussed in depth in the parliamentary groups.

But the mayor doesn't want to let too much time pass by.
