The new district office is becoming more and more expensive.

The current cost calculation is around 60.4 million euros and thus almost 10 million euros above the estimate from March.

– It was a backwards roll that the district committee performed at its most recent meeting.

In March, the administration had recommended that the large-scale district office project be carried out in one go because of the sharp rise in construction prices, but now they put the brakes on massively and recommended rectification.

The administration building is to be built first, with the adjoining residential building with underground car park being built in 2025 at the earliest.

The reason is the costs, which virtually galloped away within half a year.

Administration buildings rose from almost 32.3 to almost 38 million euros, residential construction from around 7.8 to around 8.5 million euros.

The costs for the underground car park increased the most in comparison – from around 10.5 to almost 13.9 million euros.

Underground parking space would now cost 81,000 euros

The increase in the underground car park is due to the high prices for steel and concrete – building materials that are needed here in particularly large quantities.

"For 170 parking spaces, that's actually crazy," said District Treasurer Gerhard de Biasio.

To illustrate: A parking space would therefore cost around 81,000 euros, in March it was 63,000 euros.

Roll backwards: construction project is now being stretched

The district councils caught their breath a little because of the new numbers.

They unanimously shared the opinion of the district treasurer that the project could only be tackled in several construction phases.

In August next year, construction of the administration wing on the site of the former agricultural office is to begin.

Completion is scheduled for September 2026.

The construction of apartments and an underground car park should start in 2025 at the earliest.

Advantage: The site on Riezlerstraße can be used as a material store and for the construction containers until then.

District Treasurer expects the construction industry to collapse

"The construction industry will collapse in the next few years," said Biasio.

"I expect prices to go back down again." That could play into the hands of the district for apartments and underground parking.

In addition, new subsidy programs for housing construction are emerging.

Of course, none of this is certain - and ultimately the district acts solely out of financial compulsion.

The overall project can simply no longer be represented in the district budget from the current cost perspective.

Reducing the number of underground parking spaces hardly brings any savings

The district councils did not question the new building itself.

However, the tenor was that in three years' time one should think about whether the underground car park is still necessary as the main cost driver in the planned form.

"The mobility behavior of employees may change," said Thomas Tomaschek (Greens).

120 parking spaces may be sufficient, added CSU parliamentary group spokesman Christian Köck.

The District Treasurer was happy to accept the wish to have another discussion before starting the implementation planning, but dampened expectations.

According to a calculation by the architects, a reduction from three to two storeys would only result in savings of around 1.9 million euros.

In return, this means that the costs per parking space increase by around 25 percent.

In any case, the city of Miesbach has a say in this matter.

And Mayor Gerhard Braunmiller (CSU) made no move in the district committee to accommodate the district with the number of parking spaces.

"The underground car park has been discussed extensively and intensively, and we have agreed on this parking space key," he clarified.

The number will also be needed in the future.

Martin Beilhack (Bavarian Party) recalled that in the past there had been grants for the construction of public shelters, such as in underground car parks.

In view of the current crises, something may be brewing again.

Beilhack: "We should keep that in mind."
