Rolling from anticipation: a new study reveals that 20% will use the line in Gush Dan almost every day, and 21% will reduce the use of private cars • "We will see lively traffic that includes commerce, residences and offices along these axes"

The launch of the red line in Gush Dan has been postponed until the beginning of next year, and the residents are waiting.

The red line will have an immediate effect on travel habits along the line: about half of the residents living close to the red line route will use it at least once a week, 20% will use it almost every day, and 21% will reduce the use of their private car - according to a new study by the Geocartography Group, conducted In preparation for the "Real Estate Summit" conference of the Real Estate Center.

The study found that already today the residents near the route rely to a large extent on public transportation in their daily lives, and a high proportion testified that they intend to make extensive use of the new means of transportation, 75% said that it is relevant to them, about 21% are expected to use it daily, and about half of the residents will use it at least once a week.

The research shows that an impressive percentage of about 15% will even consider giving up their private car when the line begins.

The red line will run between Petah Tikva, Bnei Brak, Ramat Gan, Tel Aviv-Yafo and Bat Yam, with a layout of 39 stations in central areas."

"Behavior will be affected"

Dr. Rina Degani, an expert in urban economics and city planning and owner of a geocartography group, says that "the red line will greatly influence the behavior of the public in the coming years.

We will see lively traffic that includes commerce, residences and offices along these axes.

The value of the apartments close to the axis will rise, and we will also see a flourishing of urban renewal along the route."

According to Dan Kachanovsky, CEO and owner of the real estate center, "Israel is drowning in traffic jams and congestion, there is a major infrastructure problem, the light rail will have to attract a significant portion of the passengers on the route and reduce the use of private cars. As more lines are launched and possible To reach more places using the train, passenger traffic should increase and ease the current traffic congestion."

Geocartography findings show that the use of the red line will be for a variety of purposes - work, shopping, services and errands, as well as getting to entertainment and cultural events.

Those who live within walking distance of the red line are expected to use it for all purposes at a higher rate than those who do not live within walking distance.

About half of the residents believe that they will use it at least once a week, about 21% will use it almost every day.

As expected, this rate is higher among those who live close to the route of the line compared to those who are further from it.

According to Dagani, "The data are impressive and encouraging. Right now people see what is expected, but the actual use could also be greater due to the parking shortage in the center of the country and especially in Tel Aviv, which will lead to a reduction in the use of private cars and a choice of the new available alternative."

About 21% believe that they will reduce their use of a private car after the opening of the red line (26% among those who live close by, compared to 14% among those who live further from the line).

About 15% of the residents of the localities where the line will pass think or are sure that they will consider giving up their private car following the operation of the red line.

Degani adds that "the size of the public that is considering giving up the car is encouraging, although there is still a distance between the thought and the reality. The construction of new residential buildings without parking, which will become more common in the route area, will increase this trend of giving up the private car."

Will they change residence?

Will the public take drastic measures such as changing their place of residence following the operation of the light rail?

The survey shows that there is concern among about 18% of the residents about what is expected to happen in their residential area as a result of the train crossing.

The main concerns are noise, crowding, air pollution and traffic congestion.

About 8% fear for their safety and the safety of their children due to the train being damaged.

About 15% of the public already understand the meaning of accessibility to public transportation and are even willing to pay up to about 10% more for the apartment they will purchase near the light rail line.
