No quiet minute, no privacy: As a family of four, Matthias and Gianella Aicher live with their children on 48 square meters.

It's not an isolated case.

Munich - The frustration of the Aicher family - it grows day by day.

For more than ten years, dad Matthias (37) has lived with his wife Gianella (38), daughter (14) and son (13) on 48 square meters - in a two-room apartment in Solln.

Space is scarce here: the living area also serves as the master bedroom, the children share the second room, and the kitchen is a narrow corridor.

The family pays around 800 euros warm for it - they are no longer satisfied: "Mentally, the narrowness really demands a lot, it's catastrophic," says Matthias Aicher.

No quiet minute, no privacy: "That is beyond good and evil." Especially for the children, who both go to high school, the situation is an impertinence.

They tried many things: Dad applied to the city for a subsidized apartment, the application was also approved - but here too: No return!

Because despite the claim, not everyone gets a chance: In Munich, almost 23,000 households are waiting for social housing.

The number has almost doubled in the past two years.

At the same time, only around 3,000 apartments can be allocated annually.

But Matthias Aicher has also been trying for a long time with the usual real estate portals on the Internet: He sends out up to two applications a week.

Often he doesn't even get an answer.

Why is it?

He doesn't know, because he and his wife both work full-time.

"I have the feeling that Munich is simply not a family-friendly city."


Are the Aichers just unlucky?

"48 square meters for four people is certainly extreme - but that's not an isolated case," says Volker Rastätter from the Munich rental association.

Again and again he gets inquiries from families who live very cramped and would like to expand - but large apartments are rare in Munich and very expensive.


In the coming year, the swap meet will also be available as a digital platform

In order to give families more space, the city set up a home exchange almost two years ago.

The idea: Tenants for whom their apartment has become too big (for example because the children have moved out) can offer their home for exchange.

On the other hand, young families in particular should be able to stay in larger places.

In the pilot phase, the offer was only open to around 37,300 tenants from the municipal housing companies.

So far, 24 families have been able to move to larger premises, the social department reports.

In comparison to the approximately 3000 telephone and written inquiries still a rather small number.

In the coming year, the swap exchange should also be available as a digital platform to make the process more transparent.

And: It is also planned to ultimately open the stock exchange to all Munich residents.

Then Matthias Aicher could also use it.

Until then, he will continue to look on the open market.
