Geretsried – Additional commercial space in Gelting has not yet been identified, but the city council moved in the right direction at its meeting on Tuesday.

The town hall is looking for an external lawyer and project manager to find out whether an extension to the south is fundamentally possible.

The decision was unanimous.

The starting point for the considerations is that the city of Geretsried has few jobs in relation to its population.

This was recently the result of the commercial development concept of the Planning Association for the Outer Economic Area of ​​Munich.

The job density index is 50, the target would be 150 to 175 to strike a balance.

"We can't avoid designating additional commercial space," said business promoter Rebecca Geisler at the meeting.

Geretsried: More business in Gelting through S7 extension? 

In addition to densification in the existing commercial areas in the city area, the S7 extension from Wolfratshausen to Geretsried plays a role in the search for space.

As is well known, a breakpoint is to be built on the edge of the Geltingen industrial park.

Due to the route, some areas would be "predestined" for new trade, Geisler explained.

There have already been preparatory studies on this.

However, a fundamental decision is now necessary as to whether the city wants to designate additional commercial space at all.

The municipality is considering the area of ​​the former gravel pit south of the Gelting Ost industrial park.

Talks have already been held with individual owners, reported Stadtbaurat Rainer Goldstein.

"There are individuals who are willing to contribute." Goldstein emphasized that "this is not something that will spring up in the next year".

It's about where you are in five to ten years.

Nevertheless, it is now relatively concrete.

The plans would have to be translated into a structural concept.

There are complex property-related legal issues and the feasibility of development to be examined.

"We need professionally qualified support if we want to continue the discussion," added Mayor Michael Müller.

After all, there are no lawyers in City Hall.

Mayor: Need to prepare for S7 renewal

With the joint meeting of the Geretsrieder and Wolfratshauser city council on the subject of traffic in mind, Martina Raschke (Greens) asked whether the commercial areas would work independently of the station.

"The S-Bahn is a long way off, as we've heard," said the city councilwoman.

The goal must be a framework plan that takes into account that the S-Bahn "can" come, explained Gerhard Meinl (CSU).

"We have to keep the route free." Müller added that his status was that the planning approval decision could be expected in spring 2023.

The great uncertainty is the benefit-cost analysis.

Nevertheless, "we have to arm ourselves and set ourselves up," emphasized the head of the town hall.

"Not that we then stand there and say that we have no basis for the S-Bahn."

But "how about the issue of living space?".
