Municipality gets involved in the rental market

The key to the three apartment buildings on Valleystrasse in Haimhausen has now been officially handed over.
Haimhausen – It is one of the largest construction projects in the history of the municipality and certainly has the character of a turning point: With the construction of three multi-family houses with 42 residential units, the municipality of Haimhausen as a landlord also has opportunities to influence its own market.
When the keys to the three buildings on Valleystrasse were officially handed over, Mayor Peter Felbermeier made it clear that the project with a volume of 14 million euros would not be possible again today.
Wide variety of tenants
The municipality owns two of the three buildings and has had no problem renting out the 30 apartments.
Felbermeier emphasized that a wide variety was taken into account when structuring the tenants.
Recognized asylum seekers who are employed were also given a chance to be awarded.
Twelve condominiums in the third house were sold to local residents for the equity required by the community.
In addition, the municipality received a 30 percent subsidy as part of the Bavarian subsidy program for the creation of housing.
A fortunate circumstance of the project: the interest rate of 0.45 percent when financing the project, which will be refinanced through rents in three decades.
In addition, the municipality owned the property and converted the former field into building land.
Christian Flory, the head of the Haimhausen municipal company, explained when the keys were handed over that the municipal subsidiary had been founded for this project.
In 2016, the need for community rental apartments was identified, and concrete planning began in 2017.

In addition to the modern apartments, there is a sustainable energy supply.
Photovoltaic systems were installed on the roofs and the electricity was offered to the tenants.
Originally, a participation rate of 20 percent was expected, and in view of the explosion in energy costs, the rate is now almost 90 percent.
A charging station for electric vehicles will soon be set up opposite the first house.

With 14 million euros, the municipality achieved a financial precision landing with the construction of the three houses including a large underground car park (60 parking spaces).
Mayor Peter Felbermeier made it clear that the municipality is ready to create its own rental apartments with further projects.
The coming year will also happen on a somewhat smaller scale in the Inhauser Moos development area.
"You can intervene in the market with many apartments," explains the head of the town hall.
