FOS as a catalyst for development?

Does the planning for the technical college in Starnberg open up development opportunities for the municipal property at Seilerweg 8?

The city council's building committee wants to have this question clarified - also with regard to densification.

Starnberg – When the Starnberg technical college (FOS) will be built on the Seilerweg is anyone's guess.

As reported, district administrator Stefan Frey recently suggested postponing the project due to the difficult financial situation in the district - but he still wants to complete the planning.

Therefore, on Thursday, the city council's building committee dealt with some changes that have arisen in the meantime.

However, it quickly became a question of an urban plot of land in the immediate vicinity.

Reducing the number of parking spaces in the underground car park was not a big issue.

Instead of the originally required 130 car spaces, the winning design only provides for 117.

There are also three motorcycle and 140 bicycle parking spaces.

Only the Greens refused to agree to this point.

"Retrospective" is the high number of car parking spaces, said parliamentary group leader Dr.

Franz Sengl.

The committee unanimously approved the changed dimensions of the building.

The floor area increases from 2600 to 2670 square meters, the maximum wall height from 22 to 24 meters, the building height from 24 to 27.30 meters.

The main reasons for this are the installation of a central ventilation system, which requires a certain ceiling height, and the technical roof structures for ventilation and photovoltaic systems.

This is not a random result, but leads to a "decent appearance", said the city architect Stephan Weinl, who generally praised the winning design.

The planners succeeded in accommodating an ambitious spatial program in a confined space.

"One can expect that this building will generally enhance the district," emphasized Weinl.

There was also approval for reducing the distances to the neighbors,

The city itself is also one of the neighbors: it owns the property at Seilerweg 8, on which there is a four-storey apartment building with 16 apartments, most of which are less than 80 square meters in size.

And during the discussion, this property increasingly became the focus of the city councillors.

On the one hand, because the construction of the FOS will eliminate 16 parking spaces north of the house and only ten of them are to be created in front of the residential building, but six are to be created along the Seilerweg, which not only caused Ludwig Jägerhuber (CSU) "stomach ache".

On the other hand, from general considerations.

Eva Pfister (BMS) wanted to know whether there were any development opportunities despite the construction of the FOS.

At the moment there are only restrictions due to distance areas, Stephan Weinl replied.

Professor Otto Gassner (UWG) went a step further.

He suggested considering both properties - FOS and Seilerweg 8 - together.

The FOS underground car park, for example, should be designed in such a way that a municipal underground car park can be connected, he said.

In addition, he could already imagine building higher than before.

"If the FOS is realized, our bar will be rather antiquated."

The committee unanimously commissioned the administration to draw up a development concept for Seilerweg 8, from which, among other things, the potential for densification can be identified.

In addition, development intentions on the neighboring Rewe property (Gautinger Straße 1 and 3) are to be included in the considerations.
