An investor would like to build a student residence close to the city center in Freising.

But the building concept caused criticism in the design advisory board.

A student dormitory that is to be built near the city center could provide some relief.

But planning in an exposed location is complex for the client - and the design advisory board of the city of Freising also has its own ideas of how the building should look.

On the site between Vöttinger and Thalhauser Strasse there is currently an aging building that houses a tire shop with an attached garage.

The house with its sloping roof is an eye-catcher for road users coming from the city center on Vöttinger Straße, but it is to be demolished and made way for a new building.

The location is perfect, but there is one big but

The student residence that is to be built here was designed as a 38 meter long and 16 meter wide cube with a flat roof.

In addition to the common area on the ground floor, there are 55 one-bed apartments on the two upper floors, which are between 18 and 22 square meters in size.

Balconies are planned to the north towards Thalhauser Strasse and to the west and east.

However, loggias that face south towards Vöttinger Straße are also conceivable.

"It smiles in the direction of Freising": The building, whose façade, according to City Councilor Charlotte Reitsam, gives the square between Vöttinger and Thalhauser Strasse a face, has to give way to the student residence.

"The location is perfect for a student residence," said Mayor Tobias Eschenbacher.

And there was no question that the city urgently needed apartments for students.

The big but: the planned architecture did not really appeal to the design advisory boards.

"The existing building has a strong presence," said Moritz Auer.

In comparison, the place loses elegance with the new planning.

"Your building is relatively bulky in there," he said to the planners.

"The question is: Shouldn't there be a more characteristic building here?"

That's why the decision was made in favor of a "compact design" even though several variants had been tried out.

But he also made it clear: "We want to build something beautiful."

For this reason, Schäbel agreed to submit another plan for the building with a gabled roof.

In order to create a larger public community area on the site, as the advisory board also called for several times, the parking spaces that are planned in addition to the underground car park would have to be eliminated.

The Mayor signaled to him that the city could accommodate the client with the required number of parking spaces, since the need for students was not that high anyway.

"We are open to that if it serves quality."
