Bordeaux: more and more reports of buildings threatening to collapse

Since the collapse of four buildings in June 2021, Bordeaux residents have been much more cautious and the town hall has recorded an increase in reports.

Everyone in Bordeaux remembers this month of June 2021 when, a few days apart, four buildings collapsed in the old quarters of the city.

Two in rue Planterose, June 16, and two others rue de la Rousselle, June 20.

More than a year has passed since then and many buildings in the city, rue du Pas Saint-Georges, Cours Victor Hugo or Place Gambetta, are now placed under surveillance.

Because the risk of collapse still exists.

The proof is, this Saturday, November 19, not far from rue de la Rousselle, a building on Cours Victor Hugo was placed in "

imminent danger

" and quickly evacuated.

These two collapses had the effect of making the population of Bordeaux think a lot

,” underlines Stéphane Pfeiffer, deputy mayor of Bordeaux in charge of public service, housing and habitat.

Now much more vigilant than before, as soon as the inhabitants spot a crack in their building, "

they immediately warn the city services

", which intervene quickly to identify potentially dangerous places.

Walking through the streets of Bordeaux, it is therefore not uncommon to come across a building whose facade is covered with struts, these large pieces of wood supporting doors and windows to limit the risk of collapse.

Now, we are looking for buildings in poor condition, so we find them

,” observes Stéphane Pfeiffer.

If there have always been dilapidated buildings in the port of the Moon, the events of 2021 have resulted in attracting the attention of the public, and the media, on this subject.

A common point: a lack of maintenance

Concretely, this fear of seeing his building collapse has led to a very sharp increase in reports of potentially dangerous buildings to the services of the municipality.

In 2021, 500 reports were received, compared to only 200 a year earlier.

In 2022, these figures are still high.

Interventions for buildings at risk of collapse are mainly located between the quays and the town hall, around Cours Victor Hugo, Cours Pasteur and Cours d'Alsace et Lorraine.

Rue Planterose, the buildings adjoining the two collapsed buildings are covered with struts to protect them from potential collapse.

The causes behind these collapses are still not known, but Stéphane Pfeiffer notes a common point between all the buildings which are the subject of a decree of danger: a lack of maintenance.

The buildings reported are in poor condition when you arrive to visit them: the vaults of the cellars have collapsed, the stairs are very cracked, the owners have not maintained their property and things have deteriorated.

The town hall can then force the owners to carry out work, or even to evacuate the occupants of the building, if the situation observed is too serious.

In addition to ongoing legal proceedings, civil and criminal, to determine the responsible factors, the town hall has launched a study with the Center Scientifique et Technique du Bâtiment (CSTB), to analyze the condition of around fifty of buildings.

Drillings have also taken place recently to study the state of the soil.

Natural or technical elements, such as the condition of the pipes, which are over 100 years old in this district, are examined.

Bordeaux being a multimillennial city, archaeological studies will also be carried out on the last 600 years of occupation.

The first results should be known in the first half of 2023.
