New residential development on the edge of the forest north of Tankenrain, in the classic outdoor area?

There is still a lot to be clarified before a decision is made.

Weilheim – You can't live much more remotely on Weilheimer Flur: The building committee of the city council characterized the small settlement that was built north of Weilheim's Tankenrain district almost 100 years ago as a "splinter development".

Counting the outbuildings, there are now half a dozen buildings that can be reached via a public field and forest path that leads past the Bräuwastlweiher.

According to the meeting, the "historic original building stock" from 1925 was a fox farm - which some older residents of Weilheim should still be familiar with.

According to the city building authority, all existing buildings were approved at the time and "upgraded with permits" over the decades.

Client would like to achieve additional house

In the northern area of ​​the property, which is located directly on the edge of the forest, the owners now want to build an additional house for family members, as explained by the building authority employee Stefan Kirchmayer.

The building law, according to the request, should be secured by issuing an outdoor area statute.

"In this situation, nothing works without privileges," explained Kirchmayer;

the land use plan provides for “definitely no buildings” at the desired location.

However, a gap in the existing development is out of the question for the new building because there is a ground collector for generating regenerative energy.

Different views on whether to agree to expansion of the splinter settlement

There were differing views in the committee as to whether an extension of the splinter settlement to the north should now be approved.

"It's really a classic outdoor area," said Mayor Markus Loth (BfW) and added: "If we get building permission back there, there will eventually be construction in the middle.

Then the ground collector will be removed, you have to be realistic about that.” ÖDP representative Gerd Ratter gave the plans a positive assessment: “In this case, I see it as a sensible addition to the existing building”.

Klaus Gast: Such outdoor development "always problematic"

Klaus Gast (CSU) called such outdoor development "always problematic" - however, "similar things were approved" on Urberlweg in Tankenrain, in Hahnenbühel or on Moosstraße in Weilheim.

This situation is "not comparable" with the expansions on the Urberlweg (we reported), countered Manfred Stork, head of the municipal building administration: "In my view, to solidify the development at the edge of the forest with an outdoor area statute would be wrong".

So far, such statutes have always been issued “in connection with local development”, added BfW spokeswoman Brigitte Holeczek.

But in the present case one is "really far out there".

The whole thing is “a difficult situation”.

Client is “willing to compromise”

With the consent of the committee, the applicant who was following the meeting was allowed to intervene briefly at this point.

"The ground collector can also be relocated, but that involves huge costs," he said, justifying the request for expansion to the north.

"But we're open to talks and compromises." The building committee agreed that further talks were always advisable before a decision was made - and put the issue on hold for the time being.
