Red, yellow, bright green?

The new municipal design statute leaves it up to the owners to decide which color Tegernsee houses will have in the future.

With a majority of 11:5, the city council voted for the revised set of rules, which promises new freedoms, especially in solar thermal and PV.

– The city council had already dealt with changing the design statutes several times this year.

It was passed at the last meeting.

Not everyone agreed - five councilors voted against, eleven voted in favour.

The topic of facade paint remained controversial even during the last fine-tuning in the city council.

In the run-up to the meeting, Marcus Staudacher (Greens) had already advocated including the facade color in the design statutes;

other valley communities also have them in their statutes.

"If we don't prescribe anything, we can't prevent negative examples like the red villa in Tegernsee-Süd," argued Staudacher.

It could even come to bright green houses.

"We should prevent aberrations of taste with the statute."

City hall chief Johannes Hagn (CSU) found the house in Tegernsee-Süd “not so bad”, on the other hand he emphasized that it was not a matter of taste, but what Tegernsee did not want.

He was in favor of not making the specifications too narrow and discussing the topic with architects at a next retreat.

Andreas Obermüller (FWG) also found that taste is not a criterion for a statute;

he was not in favor of considering the facade paint issue.

New city councilor Barbara Staudacher (Greens) welcomed this very well.

"We also make other specifications, and we should stick to certain local traditions," she said, referring to the yellow color of the ducal houses.

Thomas Mandl (SPD) had a similar opinion: "We define what should be in the future."

With reference to the exam, Hagn closed the debate on this point and referred to the advantages of the new statute, for example in the area of ​​solar thermal and photovoltaics (PV).

As last discussed in October, systems in Tegernsee will also be permitted on balconies in the future.

Standing is possible on garages, covered parking spaces and outbuildings with flat roofs, but not on the roof areas of houses.

However, PV systems must have a uniform appearance.

"As far as energy and climate are concerned, we have considered everything that is possible," Hagn summarized this point of the statute.

Florian Kohler (BürgerListe) hooked in.

He supports the statute 99 percent, "but I am against solar systems on balconies".

Group colleague Manuela Brandl agreed: "It's very scary."

The new statute on the design of physical structures, which provides for fines of up to 500,000 euros in the event of intentional or negligent infringement, is now being published on the city's website.

The preamble states what Tegernsee is all about - "a tourist resort that is characterized by its location in the landscape of the Tegernsee Valley".

It is therefore particularly important not to impair the view of the landscape, mountains and lake as well as the street and townscape with its buildings characterized by gabled and hipped roofs with disturbing buildings.

It goes on to say that the necessities for achieving the energy transition are not contradictory here.

"The city supports all measures that serve this purpose".

In particular, paragraph 11 (deviations are regulated here) should be interpreted in such a way that this goal is supported.

According to the preamble, all building materials used should be used in an environmentally friendly manner and come from the region.
