The renovation of the Puchheim middle school is being expanded.

For this, half of the students have to move into containers.

Even more serious, however: the costs increase to almost 32 million euros.

So far, only a thorough renovation of the interior was considered, which alone would have cost 22 million euros. Now the facades are to be brought up to date in terms of energy and the roof of the auditorium is to be renewed and raised.

Because work is now also to be carried out in two large construction phases, instead of proceeding step by step, floor by floor, half of the students have to be outsourced, mostly to rented containers.

The new total costs are almost 32 million euros.

Serious deficiencies in fire protection

The trigger for the planned conversion of the 22-class school with currently around 400 visitors four years ago was actually the serious deficiencies in fire protection discovered at the time.

The most urgent things have been provisionally taken care of, but there is no way around a comprehensive refurbishment with new floors, ceilings and some walls.

The two school buildings - the main building is from 1974, the side wing was built twelve years later - have to be practically gutted.

Therefore, the entire building services, including the electrics and the IT infrastructure, will be redone and decentralized ventilation devices will be installed.

The basement, in which there is always water, also needs to be renovated, and the outdoor facilities - playground, green areas, sports field - are to be brought up to date.

Finally, the main entrance is moved from Lagerstrasse to Rotwandstrasse.

Unpredictable costs

However, as the City Council Committee for Urban Buildings has now learned, these already extensive projects are not enough.

The originally planned refurbishment bit by bit would mean many years of construction with unforeseeable cost developments and considerable disruption to ongoing school operations.

For this reason, first the main building and then the outbuilding are to be renovated every two years.

Some of the students are now being accommodated in a two-storey container facility on the sports field.

Three classes have to switch to the neighboring elementary school on Gerner Platz and even to the elementary school south.

Since the workroom and drawing room also have to serve as classrooms, the subject lessons also take place next door at the primary school on Gerner Platz.

Resulting additional costs: 3.6 million euros.

No insulation

In the course of planning, it also became apparent that the outer walls of the main house have little or no insulation and the shell is not airtight.

The energetic renovation of the facades, which should bring up to 30 percent energy savings, is a good idea if the school is going to be a major construction site anyway.

"Close your eyes and through," said one planner about this planned improvement, which is estimated at a further 4.9 million euros.

Comparatively inexpensive, at 1.2 million euros, is the replacement of the only 20-year-old roof over the auditorium.

This is now to be reconstructed on the top floor, which promises more light and a higher quality of stay.

The planner spoke of a "spectacular roof with skylights" and "money well invested" for a "new face for the school".

The committee unanimously approved the project extensions.

The City Council must make the final decision.
