Andrea Klenner-Felbinger from the municipality's technical building authority moderated the detailed debate and took up the suggestions from the committee.

Ultimately, the councils decided that the development area should be realized in two phases, with ten to fifteen years between each phase.

Three construction phases were also discussed beforehand.

Green Councilor Petra Schletter pointed out that it is better to achieve a tailor-made completion in two sections.

Civil engineer Stefan Schimmer (ÜPWG) said that a viable development in two sections was definitely possible.

The stated goal was basically moderate growth.

The key for the types of housing was decided unanimously: five percent single houses, 15 percent semi-detached houses, 50 percent multi-family houses and 30 percent terraced houses.

When it came to apartment sizes, the council opted for a mix with a tendency towards larger apartments.

30 percent of the apartments should be 55, 75 and 90 square meters in size, the remaining ten percent 40 square meters.

It was very important to Vice Mayor Ulla Dieckmann (SPD) that the new settlement area “does not overload the infrastructure”.

Therefore, the planned day-care center, which is to be well integrated into the construction area, is to be built in the first construction phase.

Renate Speer (CSU) also emphasized that one must keep an eye on population growth and that Hofsingelding should grow slowly.

When it came to parking spaces, Monika Wenger (Greens) advocated “not always aligning everything with the car”.

Footpaths and cyclist friendliness should be considered.

When the package for the urban development competition has been put together, it will be presented to the property owner.

The competition specifications should also include the participating planning offices making models.
