Big problems: ramshackle reinforced concrete – Regensburg shopping center has to close the entrance

Officially, there is talk of a “technical malfunction”.
But the problems that led to the closure of the entrance to the Regensburg Arcaden seem to lie deeper.
Regensburg - Since the end of November, train passengers and passers-by who walk over the footbridge that spans Regensburg's main station in the direction of the arcades have been amazed.
The direct access from the station bridge to the shopping center has been closed for days.

The entrance is temporarily closed "due to a technical fault", as announced on large signs inside and outside.
The locked entrance is also secured with bars and tapes.
Security staff ensure that the closure is observed, on the other hand they show people the way to the night entrance, through which one can enter the arcades coming from the station or exit in the direction of the station.

However, the so-called “technical problem” is not due to the doors.
Because in fact, major structural measures seem to be necessary to resolve the matter, as intensive inquiries from our editors show.
Areas on the two parking decks above were also secured with barriers - these are located directly above the entrance.
The city of Regensburg confirms that "various renovation measures" have to be carried out, for which one is in contact with the management of the arcades.

Center manager Anica Helbing says: "Due to the beginning of the Christmas business, the frequencies are sometimes so high that we have decided to block the entire area for security reasons."
"Upgrades in the reinforced concrete of the center" would have to be made.
In other words: People seem to be worried about the statics – at least when there is a rush during the Christmas business – and have therefore closed them as a precaution.

There does not seem to be a direct connection to closures directly above on the parking decks.
At least if you follow Helbing's explanations.
“A lot of construction work is currently being carried out in the Regensburg Arcaden”.
This also applies to the multi-storey car park and the underground car park.
"Here we mainly carry out measures related to the renovation of the mobile ceiling, upgrading of the fire protection system or the tenant conversions that are currently being carried out," says Helbing.

"Historical falsification hewn in stone" was attested to the former Regensburg cultural officer for an inscription. Now it has been removed.
Arcade management on renovation measures: "Unfortunately not unusual"
The Regensburg Arcaden, once financed by the asset management company mfi, celebrated their 20th anniversary here.
They have now been managed by the ECE Group for some time.
The Hamburg-based company specializes in real estate services and fund management and currently manages around 200 shopping centers with a market volume of over 30 billion euros.
The owner of the arcades is CommerzReal, which transferred the management order from mfi to ECE in 2021.

In Regensburg, the renovations left behind by the former administrators, which have probably been necessary for some time, are now increasingly being tackled.
In view of the age of the property, such structural measures are "unfortunately not uncommon", says Helbing.
