Church offers parsonage through brokers

More than 100 years old and in dire need of renovation: the church wants to sell the vicarage in Kreuzholzhausen with heritable building rights.

Kreuzholzhausen - Finally something is happening with the listed vicarage in Kreuzholzhausen.
Trees and shrubs have been removed to reveal the building which is currently for sale on the internet.
Mayor Robert Axtner says: "Unfortunately, the church only sells against heritable building rights, even after consultation.
This means that the house is unfortunately out of the question for the community, since we only want to buy it without a heritable building right".
For a long time, the community of Bergkirchen had hoped to be awarded the contract – the property was inhabited until around 1995. Pastor Egid Schierer also lived there for a longer period of time.
Background: The vicarage in Kreuzholzhausen, Am Kirchberg 2, south of the parish and pilgrimage church Heilig Kreuz, is a protected monument.
In the course of the village renewal measures there in 2005, the renovation of the vicarage was a main concern of the working groups.
In 2009 there were concrete plans for the renovation, with an extension for a meeting room for about 100 people, including a kitchen, toilets and changing rooms.
Even a possible occupancy plan was available.
The mayor at the time, Simon Landmann, explained that the status of the negotiations with the ordinariate was good.
The Church prefers to leave the site to the community rather than to a private individual, on the usual 75-year leasehold basis.
However, the costs of the construction measures would have to remain within limits.
The basement of the vicarage will be drained as part of the sewer works in the village, the fixed costs will be paid by the community, and maintenance will have to be provided.
But nothing came of the ambitious goals, the professorship had other plans for the property.
The church is now offering the property on the Internet through a broker.
The minimum bid for the ground rent is 16,500 euros per year (secured value).
The minimum bid for the building replacement is 140,000 euros.
The lease term is 75 years.
There are nine rooms on a plot of around 1100 square meters, living space 282 square meters.
The condition of the building, erected around 1914, is in need of renovation, according to the advertisement.
The building should not be demolished because it is a listed building.
The purchase price is made up of leasehold rent and building redemption.
This offer is non-binding for both the owner and the interested party.
If bids are received for the object that exceed or undercut the asking price, the church reserves the right to accept a higher or lower offer.
