Nowhere else in Germany are luxury villas and apartments as expensive as in Bavaria.

Hamburg and Berlin are also in the top 10 several times.

Hamburg – For years, the residents of German cities have been groaning under the ever-increasing rents;

provided, of course, they own no property.

The 2021 rent index for Hamburg shows, for example, that rents have risen more sharply in the past year than they did 20 years ago.

But even your own four walls are hardly affordable for normal earners, especially in cities like Hamburg, Munich, Cologne or Berlin.

The portal Immowelt has now announced the most expensive of the most expensive apartments and houses in German metropolises - it is clear that Hamburg, the city with the most millionaires, is among the frontrunners.

However, other cities occupy the top positions, reports 24hamburg.de.

The cities in general: the most expensive apartments can be found in these cities, while the most expensive houses can be found primarily on Bavarian lakes such as Lake Starnberg, 25 kilometers south of Munich, reports Immowelt.

Schlager star Helene Fischer, Peter Maffay, who mainly lives in Tutzig near Lake Starnberg, and Rama X,

the controversial King of Thailand, are among the villa owners in the area;

the Asian monarch, who is considered the richest head of state in the world with an estimated fortune of 70 billion US dollars, even two noble houses.

Real estate in the communities on Lake Starnberg can be found three times in the top 10 of the most expensive houses in Germany.

Namely with luxury homes for 12.8 million euros (3rd place), 11.4 million euros (5th place) and 10.38 million euros (7th place).

First place, however, goes to a villa on the neighboring lake, the Ammersee, around 20 kilometers away.

There were 12 rooms on a 6328 square meter property for 15 million euros.

It cannot be ruled out that there are not significantly more expensive houses - the rankings only include properties offered on the Immowelt portal.

Starnberger See: The prices for real estate in the region on the edge of the Bavarian Alps are almost as high as in Munich.

Most expensive villas in Germany: Hamburg breaks through Bavarian dominance

Not all super luxury houses are located on one of the Bavarian lakes, but almost all of them are in Bavaria.

The only exceptions: two properties in Hamburg-Eppendorf;

for those who were interested had to put 8.9 million euros (8th place) or 8.5 million (9th place) on the table.

Munich and Bavaria are also among the top 10 most expensive apartments, but the top spots are occupied by two apartments in Berlin.

8 rooms in a 437 square meter renovated old building apartment in Charlottenburg-Wilmersdorf were available on Immowelt for 8.9 million euros.

A 454 square meter penthouse in Mitte changed hands for 8 million.

Almost as much, namely 7.98 million, had to be invested in the most expensive apartment in Munich.

However, since the apartment in third place on the English Garden only had 258 square meters of living space, the square meter price here was even more expensive than that of the two Berlin properties.

Most expensive apartment in Hamburg: around 8 million euros are only enough for fourth place

The 7.9 million euros that the most expensive apartment in Hamburg costs was only enough for fourth place in the ranking. The apartment is located in the heart of HafenCity and is not the only one that made it from the Hanseatic city to the list.

For 6.2 million euros, there was not only 321 square meters of living space in Harvestehude, but also 9th place among the 10th most expensive apartments in Germany on Immowelt.

Like last year, the most expensive apartment in Germany was still in Hamburg: for a property on the Uhlenhorst, 8.9 million euros had to be paid in 2021, just as much as for this year’s leader from Berlin.
