BGZ2: The first tenants will move in in December

The BGZ2 on the Egerlandstraße will soon be finished.

The first tenants will move in in December.

However, the building cooperative still has a problem child.

Geretsried – The first moving boxes will be unpacked in BGZ2 this year – but only by four parties.

Most private and all commercial tenants will only move into the residential and commercial building of the Geretsried building cooperative (BG) on Egerlandstraße in the coming year.

According to BG Managing Director Wolfgang Selig, 50 of the 90 apartments are rented out.

"20 are in the inspection process," he says in an interview with our newspaper.

It doesn't surprise him that not all the apartments have been rented yet.

"From September to December we had a stagnant phase." He attributes this to the debate about energy prices.

"That unsettled a lot of people, who may have wondered whether they can still afford the additional costs." But demand is slowly picking up again.

"I'm optimistic that we'll get the full lease," he says.

As reported, traffic on the Egerlandstraße will only start rolling again in the summer.

But since last Friday there is at least a footpath from BGZ1 in the direction of Fasanenweg.

The BG managing director is very happy about this.

"That helps us with marketing." In addition to the apartments, office space of 116 square meters was created on the first floor, which is still on the market.

But since it was "pitch black", admits Selig.

"That's our problem child." The restaurant area on the ground floor has not yet been rented.

But there are aspirants, according to Selig.

He anticipates opening in the summer.

"That's where we're most behind, there's not even the screed in there." The managing director doesn't have to worry about the micro-shops.

The three small shops are all rented out and will probably open their doors together with Aldi and Rossmann.

The supermarket and drugstore are targeting March 9th.

Parking spaces will be released at Christmas

There were delays in the underground car park because the fire protection expert died unexpectedly, reports Selig.

But: At Christmas, at least the part with the private parking spaces can be released.

They can be reached via the North access road in Geretsried.

In this context, Managing Director Selig would like to thank everyone involved - from the district fire council to the Geretsried fire brigade - who made this possible.

"That's how we were able to speed it up."

As is well known, Rossmann is relocating from Karl-Lederer-Platz to Egerlandstrasse.

According to Selig, there is a new tenant for the space that will then be freed up in BGZ1, who has a few change requests.

After a three-month renovation phase, the opening should be in the summer.

The BG managing director does not want to reveal which trades are settling in the “Neue Mitte”.

Then he reveals a detail: "It's retail, but not food retail."
