The master of the district buildings, Florian Steinbach, stops.

At the beginning of the new year, he becomes managing director of Wohnbau Weilheim.

"Shortly before 50" he just wanted something new, Steinbach said in his parting words.

In twelve years in the district office, he and his colleagues have overseen many projects.

Among other things, around 150 million euros were invested in the district's properties during this time.

"Despite the difficult task to be drilled, I always enjoyed it," assured Steinbach.

District Councilor Peter Erhard (CSU) admitted that the crying eye outweighed him.

"They have always understood how to convey technical challenges and organizational constraints," said Böbinger.

Steinbach initiated, accompanied and completed numerous projects - such as the construction of the vocational school.

Erhard thanked him for this on behalf of the district council.

Steinbach, who actually has three years left until he turns 50, has been working as head of construction and property management since 2010.

Before that, the native of Murnau had commuted to Munich for years.

So the new challenge in Weilheim seemed even more attractive.

Steinbach, who did his preliminary diploma as an architect at the Technical University in Munich and then studied “Facility Management” at the University of Applied Sciences in Kufstein, was the ideal person for the job in the district office.

After all, his area of ​​responsibility has so far involved both the construction of new buildings and the maintenance of the district's extensive real estate portfolio.

In addition to the 14 official buildings that the district office is spread over, his area of ​​responsibility also included the maintenance of all schools and the indoor swimming pool, in short all properties belonging to the district.

He devoted himself to this with his own quiet meticulousness.

It's easy to overlook the fact that Steinbach also has a lot of humor.

In his twelve years as head of department, his department grew immensely.

“When I started, there was an architect and a construction engineer working here.

They were responsible for the maintenance of all the district buildings between Penzberg and Auerberg,” he recalls with a laugh.

Today, five architects and four construction technicians work in the construction and property management.

"And it's guaranteed that none of them will be boring," says Steinbach.

In retrospect, he says that the architectural competition for the school center in Schongau was perhaps the most beautiful project he devoted himself to during his time at the district office.

Which project cost you the most nerves?

Steinbach doesn’t have to brood for long: “The gymnasium at the Weilheim high school.” The district council kept rescheduling for so long that in the end drafts, in which 1.2 million euros and countless hours of work had been invested, ended up in the wastepaper basket had to throw and start over.

The construction of the new vocational school center was also “unique”, says Steinbach, and elegantly passes the ball to his successor Philipp Rehm.

A mammoth task awaits the new head of office

The 45-year-old, who was born in Benediktbeuren, moved from a planning office in Geretsried to the district office in 2015 as a project manager for the construction of the vocational school.

"It was a magnet for me," he says.

Now it's time for the next step.

A mammoth task awaits him.

Because most of the numerous buildings in the district have considerable need for renovation in order to achieve the self-imposed climate goals by 2035.

In addition, there is a lack of space in some schools - particularly urgent at the Penzberg high school.

And sooner or later the question of whether the district office should be spread over 14 buildings in Weilheim and Schongau or perhaps a new building for all employees is planned.

"Realizing the transformation of our properties with a view to climate change within the financial possibilities of the district will be the big challenge," he says in an interview with the local newspaper.

Florian Steinbach also expects challenges with his move to Wohnbau Weilheim.

His predecessor, Markus Kleinen, had to give up the post for health reasons.

The joint company of the district with Weilheim, Peißenberg, Penzberg, Seeshaupt, Bernbeuren, Uffing and Murnau has more than 1700 apartments in its portfolio.

From now on he is not only there for their maintenance, but also for the care of the tenants.

In addition, there are the tasks of the future: The residential building in Weilheim plays a central role in the creation of new living space in the district.

In view of skyrocketing construction prices and sharply rising interest rates, it will certainly not be easier to create living space and at rents that remain affordable, says Steinbach.

From January 2nd, his tasks will also include the "strategic further development" of Wohnbau GmbH.

This certainly includes the task of finding ways in which other towns and communities – especially from the western part of the district – can join in the “housing construction”.
