The last free lake property in Rottach-Egern am Tegernsee has been sold.
Instead of apartment buildings, a retirement home for a private individual is to be built.
Rottach-Egern – The address Ganghoferstraße 11 am Schorn is the very last undeveloped property on the lake in Rottach-Egern.
Now the 6300 square meter area is to be built on - by a private person.
The man's building application for a residential building, a guest house and a studio building as well as an underground car park brought relief to the Rottach municipal council - it is hoped that this will preserve the local character.

Because three apartment buildings were already being planned on the four parcels of land.
In 2020, the direct neighbor secured the building rights for the property with the Wallberg in the back and a premium view of Tegernsee Castle in front.
A number of luxury condominiums should have been built there by a property developer.
"This is a sensitive area and almost a new quarter of its own was created that would have changed the character of the entire Ganghoferstrasse," explained Mayor Christian Köck (CSU).
He is relieved that the property was recently sold to an individual looking to build their retirement home there.

The buyer comes from north-west Germany.
He will move his primary residence to Rottach-Egern.
For his retirement home on one of the most prominent prime properties in all of Upper Bavaria, the new owner is planning a residential building that is a moderate 21 meters long, 9.30 meters wide and with walls 6.50 meters high.
Behind it (in the south) a guest house and a studio house are to be built offset to the right and left.
The underground car park will have nine parking spaces.
Stray meadows are to be created for eventual flooding.

The Rottach municipal councils were pleasantly surprised by so much structural restraint and so little surface sealing.
The building authority was informed that the new owner would like to preserve the formative trees.
It was only a matter of time for the municipal councils that the property would eventually be developed.
Florian Baier (CSU), for example, considered it a success that no multi-family house ensemble was built there.
Gabriele Schultes-Jaskolla (FWG) praised: "I think it's very good that the new owner appreciates the quality and special features of the property and that this is also reflected in the extent and type of development." She found the first plans frightening.
"Now the development does justice to the situation." Before the committee unanimously passed the building application, Mayor Köck recommended: "From an administrative point of view, there is nothing against the planning.
Rather have a bird in hand than play poker.” There will probably never be less building mass on this property.
