Three years ago, the Peitingen municipal council initiated the development plan for the first part of the new construction area in Bachfeld.

The application process for the allocation of municipal building sites has now begun.

The prices have it all.

– Interested parties can throw their hats in the ring for one of the twelve plots, including two plots each for a semi-detached house, until February 28th.

If you want to get a chance, you have to meet certain requirements, which are regulated in the municipal procurement guidelines.

For example, anyone who has previously purchased a plot of land from the municipality is left out.

In addition, for the first time as part of the award procedure, the municipality requires the submission of a confirmation of financing from the bank or a list showing that the financing of the project is secured.

The municipal council had recently decided to change the allocation guidelines.

This is to prevent applicants from not being able to claim an allocated property after the building plots have been allocated because the project cannot be financed.

More than half a million euros just for the property

The reason for this step is the enormously increased costs for the reason.

Within a year, the standard land value in the market town climbed from 320 or 360 euros to 600 euros per square meter.

According to the municipality, the largest plot of land in the new building area, at 868 square meters, costs a whopping 556,000 euros, including development costs.

If you are satisfied with the smaller of the two semi-detached house plots, you still get a whopping 245,000 euros for 361 square meters.

The costs for the notary and the real estate transfer tax are not included in these sums.

Anyone wishing to apply for one of the municipal properties can find all the necessary documents on the municipal website at www.peiting.de/rathaus.

As managing director Stefan Kort reports, a decision on the award should be made shortly after the end of the submission period.

"Following the certification and the payment of the purchase price - after the submission of the building application and the building permit or notification of the permit exemption - the development can begin."

Allocation of the 16 building plots at the end of 2023

The excavators will soon be rolling in the second part of the construction area, which is directly adjacent.

Last October, the municipal council passed the statutory resolution for the development plan.

In the spring, the development of the area will begin, announced the building authority employee Bettina Maeße when asked by SN.

The allocation of the eight municipal building plots out of a total of 16 is then expected at the end of 2023.

How much they will cost depends on the development of the standard land value.

They are unlikely to be a bargain either, even if the plots are significantly smaller at an average of 450 square meters.

Because the dream of a house is becoming a distant prospect, especially for local applicants, due to price developments, the municipality wants to break new ground in the third building area currently being planned between Zugspitzstrasse and Bergwerkstrasse.

For the first time, plots of land are to be leased to builders here.

"We want to counteract the high land prices," explained Mayor Peter Ostenrieder recently in an interview with the local newspaper.

The principle: the builders don't buy the property, but lease it from the municipality and pay an annual interest on it.

Of course, it will take some time before the exact modalities are known.

The statutes for the development plan are expected to be adopted in the spring, says Maeße.

The development work would then follow here as well.

The plots are therefore not expected to be awarded until 2024 at the earliest.
