"2023 will be a year characterized by construction," says Graefelfing's Mayor Peter Köstler.

In fact, the list of major projects that are in the works or in final planning is considerable - also in terms of costs.

Less visible, but just as important and time-consuming are social and organizational issues that need to be dealt with.

Town house renovation and extension

- The library is about to move into the former Doemens Academy - the first visible harbinger of the major construction work on the community center that is scheduled to start in April.

The tenders are running.

Including the renovation of the underground car park, which would have been necessary anyway, the municipality expects costs of around 24 million euros.

For this purpose, the community center is being completely renovated and expanded.

The stage is getting bigger, the new tower as well, the library as well, the foyer revised, office and service rooms expanded.

Completion of works: 2025.

Swimming and three-court sports hall

This year, the major project on the Lochham school campus is visibly growing out of the ground, but is far from finished.

"Some people will also realize that it won't be as big as feared," says the mayor.

With an increase of ten percent, the costs are "still within limits" and are now almost 32 million euros.

Expensive trades such as stainless steel swimming pools, timber construction and mullion-transom facades have not yet been assigned and could cause surprises.

Construction progress is on schedule, with completion scheduled for the end of 2024.

North Wing of Lochham Elementary School

This part of the building is to serve as a new wing of the Kurt-Huber-Gymnasium, which urgently needs space as a result of the reintroduced G 9 and the increased number of students.

The building will be completely renovated and modernized for this purpose.

With an expected total cost of 16 million euros, the district will assume 70 percent of the eligible costs.

Of course, the municipality has to pay for additional rooms, the photovoltaic roof, the combined heat and power plant including emergency power supply for the multi-purpose hall in the event of a crisis, district power supply for the campus and numerous other wishes.

Important: This infrastructure can later be integrated into the district heating network to cover peak loads.

The work is expected to take two years from this year.

Rudolf and Maria Gunst House

The renovation of the old people's home in three construction phases will be the largest construction project in the municipality in the next few years.

Mayor Köstler hopes that the new construction of the nursing home with 96 places in individual apartments can start as the first phase before the turn of the year.

It will last two years alone and cost over 20 million euros.

This will be followed by the new wing for serviced accommodation and the renovation of the apartments along Lindenstrasse.

The timelines for the overall project run until 2028.

Geothermal drilling and network expansion

The mayor describes district heating from deep geothermal energy as an “important future project”.

This year, the drilling plans are to be finalized and, if possible, the drilling site set up.

The drilling work on the premises of the riding club on Neurieder Weg is scheduled to take place in 2024.

At the same time, customer acquisition for the district heating network that is to be expanded, which has already started successfully, will be continued.

"The interest of the population is very high," says Peter Köstler.

The community must communicate "honestly and transparently" that of course not every Graefelfing household can be connected soon or even at the same time.

Köstler: "There are areas that cannot benefit from it in the first five years after the well has been drilled."

Residential construction plans

The development plan and conceptual design for the residential complex on the Doemens property (Stefanusstraße 8) should be completed this year if possible and the architectural competition should start at the end of the year.

The latter also applies to the municipal housing project at Bahnhofstraße 105.

Urn wall in the cemetery

The planned urn wall in the cemetery with around 200 urn niches should be finished this summer;

The municipal council is expected to approve the plan in January.

City hall renovation and extension

By the end of the summer holidays, the renovation of the town hall should be complete enough for the outsourced administration to be able to return in part.

There is not enough space for everyone.

This will only be the case when the town hall extension is completed.

After the last adjustments to the planning, this work should start in 2023 and last about a year.
