A lot of work went into the design guidelines that the city issued for the old town after a long period of preparatory work.

It is intended to serve as "clarification" for builders in the case of conversions and new buildings.

Bad Tölz - The 45-page design guide for the old town is divided into three areas: "Building and Renovation", "Advertising and Presenting" and "Open Spaces and Furnishing".

The most space is taken up by the construction section, in which the Tölz house types (craftsman's house, agricultural dwelling house and city villa) are presented first.

Examples include roofs, roof structures, solar collectors, "satellite dishes" and chimneys.

Photovoltaic systems do not go on the show side in the old town

On the subject of photovoltaics: Of course, the generation of solar power makes sense these days, but it is generally undesirable in the area of the old town.

At least on the face side.

Collectors may be used on the side facing away from the street, but not elevated, but flat or integrated into the roof surface.

A chimney is not always the same as a chimney.

They should ideally be bricked, plastered and painted.

Like parabolic antennas, outdoor chimneys should not affect the street space.

Sheet metal panels are ugly.

The facade design gets its own chapter

City master builder Florian Ernst and the city planners from the Germeringer city planning office AKFU devote a separate chapter to the facades of Tölz.

Despite their versatility, there is a uniform design language made up of elements such as cornices, plaster and paint as well as wall surfaces and openings.

This excludes, for example, synthetic resin plaster or facade cladding per se.

The city planners attach great importance to the base zones of the buildings, which should be contrasted in darker colour.

Speaking of colour: it is of great importance in terms of urban development.

The guide advises that the colored surfaces of the historical buildings should be designed to be lively and react to the light.

An opaque impression should be avoided.

Even with windows, not everything is possible

Windows are the eyes of the house.

Their number and size as well as their arrangement should be based on the model of the historical facade design.

So no lying rectangles, as one likes to see in modern property developers' houses.

Also no corner glazing or side glazing in dormer windows.

Window divisions should be preserved, glazing bars should not be replaced by dummies.

Plastic windows and doors are almost logically a thorn in the side of the guide makers.

Shop windows on Marktstrasse must not reach to the ground

A topic that has repeatedly led to discussions with shop operators on Marktstraße is the shop window.

They are only permitted on the ground floor and must not reach the floor.

There is a reason for this: As can be observed several times in Marktstraße, ground floor zones were opened up extensively in recent conversions.

The massive houses lose their foundations and appear, says the guide, "as if they were set up".

Wooden shutters should be retained.

Protective devices such as roller shutters, which are also attached to the outside, are not permitted.

Advertising materials should be reserved and as uniform as possible.

Rules that apply to everyone free people from being forced to be louder and louder than the others

Section two of the guide is dedicated to advertising, which is regulated in Tölz by its own statute.

The guidelines formulate an important guiding principle: Rules that apply to everyone free people from being forced to be louder and louder than the others, as formulated by architect Sandra Urbaniak from AKFU.

By the way: Everything from the region is now also available in our regular Bad Tölz newsletter.

Company names should be painted on the historic facades in a color-coordinated manner.

"No signal colors," says the guide.

"Corporate identity" must not play a role.

Flashing or moving advertising is generally prohibited

The guide is expressly dedicated to preserving the historical interpreters.

The existing ones should be retained and newly added ones should be handcrafted and made of metal.

Outriggers as solid signs or light boxes are not allowed.

Flashing or moving advertising is generally prohibited.

This also applies to mobile advertising displays or poster stands.

Some pages of the guide also deal with the outdoor areas in public spaces.

They are of great importance for tourism, it is expressly stated.

Chairs and benches should be made of wood, aluminum or stainless steel.

Solid plastic furniture is not permitted.

The new design primer is rounded off by recommendations for garden and open space designs, for facade greening and the layout of courtyards and park areas.

Topics such as monument protection and municipal support programs are also addressed and appropriate addresses are given.
