Bayrischzell: Böhmfeld is to become a residential area - apartment buildings are being considered

With the Böhmfeld, the municipality of Bayrischzell has secured an option to enter into residential construction on its own responsibility.
The focus is not on profit.

– A residential area for up to 120 people could soon be built on the Böhmfeld in Bayrischzell.
In its most recent meeting, the municipal council had invited the company LBBW Kommunalentwicklung GmbH, which proposed two variants for their study on possible residential development.
Specification by the administration: a mixture of rental and owner-occupied apartments as well as home ownership.
As reported, Bayrischzell acquired the approximately one hectare property at the end of 2021 after long negotiations with the community of heirs.
It lies between the Catholic rectory in the east and the Kneipp facility in the west, to the south it is bordered by the Larchbach.
The site is accessed via Wendelsteinstraße, which leads to the existing building there, which is around 165 square meters in size and is currently rented.
“Everything belongs to the community.
She alone can decide how she wants to proceed with the property and the building,” explained Tanja Hetterich from LBBW GmbH.
Above all, the municipality wants to create living space for its citizens.
"We have a high demand and a long list," explained Georg Kittenrainer (CSU).
“Something sensible should come out for Bayrischzell.
We don't want to make any money with the Böhmfeld and we're not out to make a profit."
Two variants - both provide for apartment buildings
The analysis took local conditions such as topography and supply into account.
Based on this, LBBW developed various variants, two of which were selected as suitable in the preliminary discussion with the administration.
The former envisages the construction of three multi-family houses (three full floors plus mansard) in the north and west with a total of 30 residential units.
The respective garages are integrated into the buildings.
In addition, two two-storey terraced houses with mansards in the south with space for eleven residential units.
Parking is possible on a communal parking space nearby.
According to the plan, there is a central square in the middle, to which all houses are oriented.
There are a few changes in the second model presented: Here, the external report is not geared towards the district center.
"Each house has its own garden," explained Hetterich.
The three apartment buildings are therefore arranged in an L-shape so that they have their own inner courtyard.
The height of the buildings is also different: two of the apartment buildings have four floors.
And the parking spaces are not integrated, but are located on the northern edge.
The planning of the terraced houses remains less unchanged except for two residential units.
The floor plans can be flexibly adapted for apartments with one to five rooms - "depending on requirements" for a single person or a whole family.
Assisted living for senior citizens desired
And: "The installation of an elevator is planned for all apartment buildings, so that the upper floors are also barrier-free and therefore suitable for the disabled and senior citizens," explained Hetterich.
Therefore, assisted living is also possible.
"It should be noted that an operator will need at least 15 apartments for this." Otherwise it wouldn't pay off for them.

Here, too, Kittenrainer noted the need: "We have a lot of old and single people in Bayrischzell." Therefore, the possibilities for living with elderly care must be taken into account for further planning.
The committee saw it that way and triggered further ideas in the subsequent discussion: For example, whether part of the area could be built on with single-family or semi-detached houses for locals.
A possible tourist use on the site should also be kept open and areas in the south should be reserved for a necessary future expansion of the kindergarten.
Plans should follow
All in all, according to Hetterich, there is the option of developing the entire residential area "gradually" according to need or of constructing all buildings at once "from a single source".
She advised the latter so that "the whole district is created with one signature".
A wooden construction with a high degree of prefabrication would also be economical.
All in all, the municipal council welcomed the planning basis.
Now it is time to check which suggestions should be incorporated into the Böhmfeld residential area.
