Private island is for sale - and is cheaper than a condominium in a major German city

Private Island Inc., as the name suggests, sells a private island.

For less than 500,000 euros.

This is cheaper than many properties in Germany.

Bluefield - If you've always dreamed of living on a desert island, you could now be closer to your dream than ever before.

Because the real estate company Private Island Inc. offers a private island for only 440,000 euros.

The price undercuts many houses and condominiums in Germany.

The property is located approximately 20 km off the coast of Bluefields, Nicaragua.

“Iguana Island” is now available for sale.

The island totals five acres and "features a three-bedroom, two-bathroom home with a wraparound porch, dining room, wet bar and living area," the company says.

In addition, a long-time manager of the island and a caretaker are willing to stay on the island.

The staff would therefore live in a second building on the other side of the island.

The buildings "were built by an American developer to modern standards," as CEO Chris Krolow describes.

“A boardwalk meanders around the property.

A 28-foot observation tower allows visitors to gaze across the ocean to the rainforests in the distance."

After all, the region is known for “breathtaking sunrises and sunsets”.

The company also touts Bluefield's low cost of living and Nicaragua's tax exemption on foreign income.

The island can be reached by boat in around half an hour.

According to the listing, the west side of Iguana Island is calm and accessible to swimmers.

The price of less than 500,000 euros seems to be an absolute exception for the company.

Looking at the website, it quickly becomes clear: Normally, it is standard that the islands offered cost significantly more than one million euros up to nine-digit sums.

With 440,000 euros, the offer could also be interesting for people who are not millionaires.

Condominiums in major German cities more expensive than private islands

Because if you compare the price of the island with real estate prices in Germany, it is noticeable that real estate in this country is often more expensive.

According to

, "on average in Germany, the cost of a home would be between 320,000 and 360,000 euros, assuming a property size of 700 to 850 m² and a living space of approx. 150 m²".

However, if you want something bigger, in most cases you will pay more for your own home in Germany than for the entire island.

Compared to condominiums in major German cities, however, the island almost seems to be a snapper.

For example, if you buy a property in Hamburg with a size of 75 square meters, you will pay significantly more in relation to the current property prices at around 560,000 euros than for the island.

75 square meter apartment in Munich twice as expensive as Iguana Island

In Frankfurt am Main, a 75 square meter condominium would cost more than 600,000 euros in most cases.

In Munich, a property of the same size would even cost almost 900,000 euros.

This means that it accounts for twice as much as the entire Iguana Island.
