Real estate prices have only known one direction for years: up.

But recently there was a damper in the current crisis situation.

Nevertheless, prices and rents in the district remain at a high level.

County - In the fourth quarter of 2021, the price increase in residential real estate was higher than ever.

Prices were 12.2 percent higher compared to the same period in 2020. This is the result of the new real estate report 2022/2023 by Sparkasse Fürstenfeldbruck, which used data from the Federal Statistical Office.

However, this development did not continue in this form in the past year.

According to the Sparkasse's real estate experts, the market is in an orientation phase due to the sharp rise in interest rates and the rise in living and energy costs.

Compared to the previous year, the supply is facing significantly less demand.

"There was a turn from the seller's to the buyer's market," says the head of the real estate department, Richard Kellerer.

Small correction at a high level

In some cases, this would have already led to price declines compared to the end of 2021.

But that doesn't have to stay that way.

Because the new buildings are becoming fewer due to the high costs, but there is still a great lack of living space.

"The real estate market is therefore likely to remain at a high level with a small correction," says Kellerer.

"If the price is right, people buy it."

The most expensive patch

In general, Germering is still the most expensive place in the district due to its proximity to the state capital Munich.

This is also confirmed by the real estate report, for which the independent iib institute evaluated the prices of around 350,000 real estate offers on all relevant Internet portals every day until spring 2022.

On average, a house in the large district town costs almost 1.1 million euros.

Depending on the size and location of the property, the range extends from 600,000 to almost 2.2 million euros.

Gröbenzell follows closely behind, which, with an average of around 1.04 million euros, is the second municipality in the district to have a value of over one million euros.

Where it's relatively cheap

On average, buying real estate is still cheapest in Althegnenberg, where an average of 707,000 euros can be achieved.

The cheapest offers were recorded in Adelshofen and Landsberied with 326,500 euros.

The biggest increase is in Kottgeisering, where the average price rose by 7.4 percent to 830,000 euros.

The average is 5750 euros.

In Althegnenberg you get away comparatively cheaply with an average of 3540 euros.

The overall lowest offer was in Mittelstetten, where 2360 euros per square meter were called for an apartment.

The biggest price increase

The largest price increase for apartments was in Mammendorf at twelve percent - according to statistics, the only two-digit value in the district of Fürstenfeldbruck.

However, the municipality thus confirms a national trend, according to which the purchase costs are outstripping the rental costs for a comparable apartment.

It is actually common for the purchase price to adjust to the rental price.

Double leadership in rents

Germering is also at the top when it comes to rents: However, at 14.30 euros per square meter, Gröbenzell has the same average value as the large district town.

However, the highest rent was again recorded in Germering: 20.50 euros for an apartment.

In comparison, the 6.90 euros that were called for an apartment in Mittelstetten seem downright puny.

And the municipality is also the cheapest on average at 9.55 euros.

Small places mess up statistics

Curious: While house prices in Alling have risen by 3.8 percent and apartments by a whopping nine percent, rents have declined.

Alling is the only municipality in the district with a negative value of -1.3 percent.

For comparison: the highest rent increase was in Landsberied with an increase of 7.8 percent.

With an average of 11.45 euros, Alling is still in the middle of the district municipalities.
