In Lyon, a “second life” for the Part-Dieu district which loves office buildings

The business district undergoing rehabilitation concentrates around its station a quarter of office projects for the year 2022. An attraction linked to its central location and exceptional service, while tertiary real estate is showing great vigor in Lyon.


La Part-Dieu once again became the beating heart of Lyon business.

The district concentrates a quarter of the demand for offices in 2022, announced the Fnaim which published this Friday its figures for a year 2022 presented as

“excellent”

, up 10%.

“We announced the end of the office, but it is clear that it did not take place

”, welcomes Stéphane Jullien of JLL France, head of the office segment at the Fnaim du Rhône.

It has become a tool for re-enchanting employees in the tertiary sector”.

La Part-Dieu attracts investors

In full urban renewal with the Part Dieu 2030 project, the business district of the 3rd arrondissement is benefiting from several large-scale projects, such as the To-Lyon tower taken over by its marketing, and its central location.

“La Part-Dieu regains its predominance by taking advantage of an exceptional interconnection and is a metropolitan and regional hub,”

continues Stéphane Jullien.

This is evidenced by the strong and foreign investments, in particular with the MLyon building of the American fund Black rock and its 27,000 square meters.

Other projects over 20,0000 square meters have also been signed, for example by the Center for Public Finances.

As for the insurer April, it is relocating its Parisian headquarters of 1,000 employees to premises of 12,600 square meters.

"The second life of Part-Dieu has been launched"

, enthuses Stéphane Jullien.

Taking advantage of new or rehabilitated programs, whose energy performance is of great interest to major players committed to a CSR policy.

The centers of Gerland and Vaise

In general, the centralization of the demand for offices is confirmed in Lyon, according to the Fnaim, with mobility issues for employees in the tertiary sector.

"The HR recruitment issues confirm this refocusing on referenced sectors"

, notes Stéphane Jullien.

And well served, such as the southern and northern entrances to Lyon with the districts of Gerland and Vaise, which concentrate 15% and 13% of demand.

A primarily rental market (75%) despite the interest of companies in buying, since the offer remains low in Lyon constrained by a property at half mast.

The price, stabilized at 340 euros per square meter, should therefore rise.
