The new commercial area in Weissach is progressing

This is where the companies are to settle: The new commercial area is located between Wiesseer Straße and Weißach.

All of the plots have already been allocated to local companies.

Now the new commercial area in Weissach is also making great progress in terms of development and planning.

Kreuth

– It was a lengthy undertaking with numerous votes until the Kreuth municipal council had the drafting of the “commercial/residential area Wiesseer Strasse” development plan and the associated second change to the land use plan firmly in place.

Ultimately, the task was to get an approximately 8,000 square meter area removed from the landscape protection area.

The administration, however, had done its homework and had already incorporated almost all the information and change requests from the public authorities into the planning.

This resulted in a very concrete picture of the new commercial residential area on Wiesseer Strasse.

New commercial area: Only local companies are allowed to move

In addition to the municipality, which wants to build a craftsmen's house on the site and then rent it out to individual workshops, five tradespeople will settle there.

As Mayor Josef Bierschneider (CSU) reported, all plots have now been allocated.

The companies that got the chance are exclusively companies from Kreuth or former Kreuth companies that have meanwhile operated in other valley communities and are now coming back.

Specifically, it is a timber construction company, a company for gardening and landscaping, one for special civil engineering and two craft businesses with product sales.

The development plan also permits the construction of underground car parks

In the rear living area on the Weißach, two semi-detached houses with a wall height of 6.50 meters and an underground car park are to be built instead of the four single-family houses previously planned.

Even if Christian Weber (Greens) "saw the topic of underground parking critically", the community itself, along with a commercial developer, seized the opportunity and secured the possibility of an underground parking garage in the development plan.

New access road gets the name "Ringspitzweg"

Furthermore, on the advice of VIVO, the turning hammer at the end of the street was widened so that waste disposal is guaranteed.

The road construction authority wanted the new access road, which was later named "Ringspitzweg", to be widened and the sidewalk to be raised.

In addition, the distance between the trees to be planted and the circular canal was set at at least three meters to ensure street drainage.

In addition, a left turn lane for Wiesseer Straße (B 318) was decided.

The advice of the Office for Food, Agriculture and Forestry that the road must also be usable for agricultural traffic was also complied with.

A compensation area for the commercial area is being created at Lake Chiemsee

The District Office and the Chamber of Crafts pointed out possible noise protection measures, especially in the area where residential and commercial areas meet.

According to the mayor, a corresponding noise protection report has already been prepared and forwarded to the authorities.

The municipality also complied with the requirements of the state government regarding a compensation area in Bernau am Chiemsee.

A bog forest is to be created there.

On the part of the municipal council, nothing spoke against planning and changing the development plan: all decisions were taken unanimously.

The plans are now being laid out for the public to comment on.
