Dachau – At the meeting of the main and finance committee of the city council, the committee members dealt with the overall condition of the buildings on the municipal property at Burgfriedenstraße 3.

There is the Café Gramsci in the rear building and the Small Old Town Gallery on the first floor of the front building.

"On the basis of detailed inspections by the city administration and experts consulted, the main and finance committee decided: The use of the rear building (Café Gramsci) must be discontinued," said the city of Dachau in a press release.

Mayor Florian Hartmann describes this decision as "extremely regrettable, but absolutely correct in view of the serious shortcomings".

Background: The property at Burgfriedenstraße 3 was rented by the city to the Brücke eV association until the end of 2021.

He used part of the rear building as a workshop and rented the other part of the building to the café operator.

The first floor of the front building was used as an art gallery.

In mid-2021, the Brücke eV ended the tenancy with the city and returned the property to the city at the end of 2021.

The city of Dachau then approved the previous users, Galerie and Café Gramsci, to continue using the space.

Inspections revealed major deficiencies

Since the building was handed over to the city, the buildings have been inspected, which, according to the city administration, more than confirmed the first impression of their condition.

The rear building in particular revealed significant defects in the structure.

For example, there were unprofessional repairs to the roof structure, parts of the roof structure had been removed or not professionally added, and there were corroded steel girders in the basement, from which larger parts came loose when touched.

The electrical installation also has serious defects.

The front building with the gallery is in a slightly better condition.

According to the city, repairing the existing defects in both buildings will cost at least 300,000 to 500,000 euros, although these may increase as further investigations become necessary.

A large part of the costs for a renovation would arise at the rear building.

Therefore, the main and finance committee has now decided: The rear building (Café Gramsci) will not be renovated.

Further use is discontinued.

With regard to the budget situation and the responsible use of tax funds, the renovation of such an outdated and dilapidated building is not justifiable.

The use of the front building (gallery) should not be discontinued for the time being.

Further investigations and, based on this, cost determinations are to be carried out here, based on a further use of five to ten years.

All in all, it is now up to the city to consider the long-term use of the entire municipal property.

The municipal property is not only limited to Burgfriedenstraße 3, Burgfriedenstraße 1, which is directly to the east, is also municipal property.

There are classrooms of the monastery school in a temporary container construction.
