– The prices paid for land in Gräfelfing west of the railway line are among the highest in the Munich district.

“We have reached a high price situation, plus price inflation rate and interest rate policy.

Some will no longer be able to finance that.”

The committee considers anything below four full storeys to be individual housing, and anything above that to be multi-storey.

There are no high apartment buildings in Gräfelfing.

The community is divided into eight zones, two of which are the commercial areas of Lochhamer Schlag and Bussardstraße, the other six are classified exclusively as individual housing.

West of the railway, the standard land value rose by 19 percent from 2,600 to 3,100 euros in 2021.

The threshold of 2000 euros per square meter was exceeded in 2017.

It also became more expensive east of the railway: the price per square meter rose by 13 percent to 2,600 euros.

From 2004 until his retirement in September 2022, Schuster was head of the building law, spatial planning and expert committee department at the Munich District Office.

He says: "I have not yet experienced a phase that has led to a drop in prices, at best in individual cases to stagnation in commercial buildings." turned out differently.

Schuster: "It also depends on what's available on the market." In Graefelfing, the standard land value for single-family, semi-detached or terraced houses is 1,900 euros, only in the Heitmeiersiedlung below the 2,000 mark.

In Planegg, west of the railway line, the highest prices for individual housing are also achieved.

Between December 31, 2020 and January 1, 2022, the standard land value there rose by 16 percent from 2,400 to 2,800 euros per square meter.

To the east of the railway line and thus in the majority of the community, the price jump was even higher: from 1900 to 2400 euros, which corresponds to 26 percent.

In Martinsried, the standard land value for individual residential construction is 2000 euros.

For multi-storey housing in Planegg and the district of Martinsried, it is 2,800 euros.

In Neuried, the houses in the south-east of the municipality on the border with Munich are the most expensive.

The expert committee noted an increase of 16 percent from 2400 to 2800 euros for this quarter.

In the majority of Neuried, the standard land value climbed by 23 percent from 2,100 to 2,600 euros in 2021.

The prices for blocks of flats rose by 6.7 percent to 3200 euros per square meter.

And that despite the fact that there were no sales in 2021.

According to Schuster, the committee was guided by the general price increase in the area.

In the town halls in Gräfelfing and Planegg, the figures for the respective communities were just out, in Neuried they can be viewed in the building authority until Wednesday, February 8th.

In the district of Starnberg they were already published in July.

Prices also rose in Gauting (plus 12.4 percent) and Krailling (plus 21 percent).

New standard land values ​​will be set for the key date of January 1, 2024, and thus once again every two years.
