Municipality of Rottach presents preliminary planning: new town hall without frills - costs estimated at 11.5 million euros

– The new Rottach town hall will be a sturdy building, with solid walls that protect against heat in summer and cold in winter.

A functional building with a pitched roof without a lot of technical frills.

Old values, but geared to the new age: The future town hall will do without any fossil fuels.

"It's a quantum leap," said Mayor Christian Köck (CSU) when presenting the preliminary draft to the municipal council.

Eva Maria Lang and Christoph Thomas from the Munich architects Knerer and Lang presented the planning to date.

Köck emphasized that this is still in an early phase.

At the moment it's just a matter of agreeing on the location of the building on the property and the interior space program as a basis.

This happened unanimously.

The vote was preceded by intensive preliminary consultations.

New building moved away from the street

The facade and the subtleties are still being discussed, the cornerstones have been set.

While the old building stands directly on the through road, the three-storey new building with arcades and balconies is set back from the street so far that a small forecourt is created.

"A brass band can also play there," explained architect Lang.

The vacant lot behind the town hall will be retained.

The municipality also commissioned a landscape architect to design the open spaces.

A large underground car park with 35 parking spaces is being built under the new building.

“More is really not possible”, explained project manager Thomas.

Eleven parking spaces are planned above ground.

Municipal administration and tourist information come under one roof again

Tourist information and municipal administration remain under one roof in the new town hall.

A large meeting room and a wedding room are located on the second floor.

There is a mobile partition between the two representative rooms, which can be pushed back for larger events.

A lift ensures accessibility throughout the building.

The offices are arranged with a view to short distances, and in future there will also be a staff room on the ground floor with a terrace for employees.

According to current estimates, the entire construction project, including demolition and furnishing, will cost 11.5 million euros.

Redevelopment would be very expensive

The building construction plus demolition costs 6.2 million euros.

A refurbishment of the old building, explained Mayor Köck, would have cost 6.5 to 7 million euros.

This calculation ultimately persuaded the municipal council to demolish the old house: "We don't want to throw good money after bad." The committee is aware that the previous town hall, once a guest house, with its distinctive tower also represents a special element said Koeck.

The facade design will be dealt with intensively.

"But we want a timeless building."

From the outside, the building now sketched is "perhaps too timeless for our purposes," said Klaus Fresenius (FWG).

But it will certainly still be possible to give the building a look that attracts attention and is remembered.

Overall, the wishes have been implemented well.

Building on solid walls for the indoor climate is a wise decision, according to Fresenius.

He can say this from his experience as a board member of the sponsoring association for the Tegernsee Olaf Gulbransson Museum.

The air conditioning of the glass building causes extreme costs.

The new town hall should be typical of the location

"I'm sure that we can get a good, beautiful, local building," said Thomas Tomaschek (Greens).

He praised the forward-looking energy concept of the house.

It is cooled in summer by the underfloor heating, through which cold water then runs.

There is only a ventilation system in the large rooms.

Josef Lang (CSU), who has been a member of the municipal council for over 30 years, was pleased that "the time has finally come".

For decades, there has only been talk of planning, Lang recalled.

"Now we're getting a functional building for citizens and employees."

Further planning and implementation should now proceed quickly.

The municipal administration wants to leave the old building by the end of the year and temporarily move to the first floor of the district savings bank building.

The demolition is planned for spring, after which the new building can begin.
