The Alpacas-Saliterhof in Kurzenried has developed into a popular destination with its wide range of activities in recent years.

But the situation outside causes problems.

Peiting – It's almost four years since Bärbel Schlamp and Thomas Lein invited to the big opening ceremony at their Saliterhof.

In two years of construction, a new building with space for the farm shop, a café and the wool mill was created on the agricultural site.

Even then, former mayor Michael Asam was extremely impressed.

A feast for the eyes was the courtyard, which had long since become a tourist attraction, praised the head of the town hall at the time.

Lein und Schlamp, who brought the first alpacas to the farm in 2014, have continued the success story ever since.

The gastronomic offer in particular is very popular, and the agricultural hall is in great demand for events.

Outdoor location causes problems

What sounds like good news is now causing problems.

The reason is the location of the Saliterhof in Kurzenried.

In terms of building law, this is outdoors, where strict rules apply.

Structural facilities must serve an agricultural business, explained Mayor Peter Ostenrieder on Tuesday at the municipal council meeting.

In 2016, the extension to include a hall for alpaca and horse husbandry and a farm café was approved under the aspect that the main focus was on alpaca breeding, agriculture and the sale of hay and alpaca fertilizer, he looked back.

At that time, the operators could not foresee the development in the gastronomic direction.

"Does that mean everything that happens out there is not in accordance with the permit?" Christian Lory (independent) asked.

Ostenrieder didn't want to go that far, but let it be known that one is currently in a gray area.

Operators want to further expand the offer

In addition, according to the head of the town hall, the Saliterhof has already thought about further expanding the offer.

In addition to expanded gastronomic ancillary rooms for the Hofstüberl and the construction of a greenhouse, the plans envisage two more apartments, an additional holiday apartment and parking spaces for mobile homes.

An "adventure golf course" is also being considered.

In order to be able to implement all of this and at the same time put the existing building on a secure footing, there is only one solution from the point of view of the administration: the preparation of a project-related development plan that would create a special area for the operation of an adventure farm.

But not everyone saw it that way.

Residents worried about "event hall"

Josef Sellmaier (BVP), himself from Kurzenried, expressed what he said local residents fear: Accordingly, the operators with the development plan are only concerned with getting approval for an "event hall".

All other projects are also covered by the building regulations.

Even ten major events a year would not be a problem given the current situation.

"That shouldn't be enough?" Sellmaier warned of the burdens on residents from visitors who would park in the surrounding courtyards due to the lack of parking spaces.

Ostenrieder contradicted that it was wrong that it was only about the hall.

A development plan is necessary for the catering business alone, which also has the advantage that you can specify exactly what is permitted.

Municipal council breaks lance for Saliterhof

Franz Seidel (BVP) was even clearer: If you decide against a development plan, "the facility will be flattened because it is used for more than agriculture".

It's always the same.

Everyone wants local life, but "as soon as it's close to you, you're against it."

In any case, he wanted the Saliterhof to have a future.

"Something beautiful has emerged."

Michael Deibler agreed that his parliamentary group was behind the project, emphasized the CSU municipal council, which accused Sellmaier of "instrumentalizing the neighbors".

Herbert Salzmann (SPD) also spoke out in favor of the project with a development plan.

But then you have to stand by the regulations that have been made and not allow yourself to be persuaded if there are requests for changes, demanded Herrmann Mödl (BVP).

"I'm afraid of that."

In the end, only Sellmaier voted against drawing up the development plan.

Which rules and regulations it contains will now be determined in the course of the procedure, the costs of which will be borne by the Saliterhof operating family.
