In Lyon, sales of new homes at their lowest for 10 years

The year 2022 is the worst of the decade in number of reservations in the metropolis of Lyon, announces the Federation of real estate developers (FPI), worried about a sharp drop over the past year.

Property developers in Lyon miss the world before.

And for good reason, the year 2022 was the worst of the decade in terms of the number of new housing reservations in the metropolis of Lyon, the sector announced at its annual conference on Wednesday.

With 2,551 reservations recorded for a decline of 17% over one year, 43% compared to 2019, before the Covid.

The slight recovery in Lyon (+3%) was far from offsetting the 23% drop in the outskirts.

The sector is still struggling to recover from the double downturn of 2020, caused by the sharp slowdown in construction sites during confinement and the reluctance of mayors over building permits during an extended municipal campaign.

The delay in drafting the Metropolitan Local Urbanism and Housing Plan (PLUH) and the new constraints since its introduction have fueled the tightening of production.

"the aggravated lack of supply is mainly due to the difficulties encountered by the profession in obtaining building permits, the increasing appeals and the increase in the duration of assembly of operations"

, comments the REIT by press release.

Little supply, lots of demand and rising prices

The equation appears insoluble in a territory where land is extremely constrained but population growth is very strong.

With the key a particularly tense market where the price per square meter is established in the nine to 5370 euros on the metropolis, in rise of 2% over one year, (6361 euros in Lyon).

"21 municipalities in the metropolis no longer have a supply of new housing"

, underlines the FPI.

Projections for the year 2023 are not improving, according to promoters in the Lyon region.

Recalling their performance in environmental regulations, they appeal to mayors for the issuance of permits.

And to the ecological metropolis to undertake major development projects, in particular on the social housing that it wishes to develop.
