There is one place in Israel that the term "villa in the sky" fits like a glove.
It is in front of Caesarea, and it is called the Or-Yam neighborhood.
The new neighborhood is being built to prestigious standards that you will not find in many other places in Israel, and it is no coincidence that it is being built on the land of the
Rothschild Foundation, with the encouragement of
Benjamin and Ariane de Rothschild.
The current baron and his wife
are continuing the family enterprise that began in the
19th century and took a central place in the establishment of the Hebrew settlement in the Land of Israel.
Or-Yam is actually the only neighborhood in the country that was not established by a local authority, and this with the aim of maximizing the density of property taxes for the municipal coffers.

Instead, it was built by the Caesarea Development Company to the same standards set by Baron de Rothschild to maintain 60 percent
of the neighborhood where there will be green spaces and public buildings and 40 percent for residences.
Among other things, we even paved a unique bicycle path that leads to "Or-Yam" beach in Caesarea, for the convenience of the residents of the new neighborhood.
The neighborhood covers an area of 1060 dunams located in the area between the Orot Rabin neighborhood, the coastal road, the
Palim intersection and road number 4.
About 4,000 housing units are intended to be built there, with the main consideration being the comfort of the residents, including many young families and housing developers.
The neighborhood will also have two ecological lakes, a linear park along its entire length, a country club, schools and kindergartens, Kiryat sports and challenging cycling fields.
The planning form of the neighborhood creates a local lifestyle where everything is accessible to the residents, and makes it possible to build
a united community in a green and inviting environment with green spaces.
Tenants will also have shops that will meet their needs every day, without the need to travel outside the neighborhood.
This will also reduce air pollution as part of the concept that preserves the quality of the environment.
Upgraded kitchen inside and outside
The MORE initiation and construction group under the leadership of the group's chairman,
Hanan Mor and the group's CEO, Avi Maor, is building the largest and most significant complex in the Or-Yam neighborhood.
These are 21 boutique buildings of five to nine stories and two residential towers of 10 to 14 stories.
In total, the group is building over 700 apartments.
Almost all the apartments in these towers are ready for occupancy and most are already sold.
The buyers will enjoy favorable prices,
with a unique benefit for housing improvers, when among other things these are garden apartments and luxury penthouses overlooking
the park, with a high standard that includes a "smart home" that is activated remotely via mobile phone.
The apartments are in a variety of sizes - from 13 square meters to 165 square meters, at prices for a standard apartment in the center, starting from NIS 2.3 million.
The apartment owners will enjoy an upgraded kitchen inside the house as well as an outdoor kitchen on the balcony, which includes a four-meter-long marble, a refrigerator, a barbecue, a tabon and even a beer tap.
Gabi Ater, the national sales manager of the MORE group, says: "We suggest to housing developers to postpone the occupancy and payment for a year, even if they buy today, until the sale of their old apartment.
They are invited to present an appraiser's report, and will receive a 'security cushion' to offset payments on the new apartment,
equal to a price reduction on their old apartment, up to NIS 150,000."
Along with the high-quality apartments and the prestigious environment,
parameters such as sustainability, community,
proximity to transportation sources, central traffic routes and quality employment, good education for children and quality of life, which have become decisive considerations when buying an apartment, are integrated together in Or-Yam.
All these together create the right mix for the right and appropriate place to live.
