Due to the recent large property purchase, the city of Bad Tölz now had to adopt a supplementary budget. It was about the financing of the 9 million investment.

Due to the recent large property purchase, the city of Bad Tölz now had to adopt a supplementary budget.

It was about the financing of the 9 million investment.

Bad Tölz – That went quickly.

The areas on the Maxlweiher (we reported) acquired by the city at a foreclosure auction on March 24 have already been paid for in full.

At the city council meeting on Tuesday, Treasurer Silke Furmanek presented the supplementary budget that is to be used to finance the unusual acquisition of land.

In response to a question from Anton Mayer (CSU), she said that the full sum of 9 million euros had already been paid.

Otherwise interest will accrue.

The last tranche of 3 million was transferred last week.

The 9 million are made up of the bid for 8.7 million euros as well as around 300,000 euros in real estate transfer tax and 18,000 euros in surcharge.

The deal gives the city a good five hectares of potential building land

And how is the city financing the deal, which will give future generations of Tölz a good five hectares of possible building land?

On the one hand from the reserve, which amounted to a pleasing EUR 15.6 million at the end of 2022.

As Furmanek explained, 3.7 million euros will be taken from the general reserve and 1.8 million euros from the “special reserve for housing projects”.

In addition, 0.5 million euros will be financed by eliminating the allocation to reserves planned for this year.

All in all, that's 6 million euros.

The reserves would still amount to 12.1 million euros at the end of 2023.

Three million euros are financed by loans

The remaining 3 million euros will be financed by taking out a loan.

Against the background of the current interest rate development, Furmanek says it should be checked whether part of the sum is not being raised by a building saver.

However, the city would restrict its freedom of movement significantly over ten years due to the high repayment rates.

It remains to be seen whether full loans are really needed

It is not yet certain whether the entire 3 million will have to go through loans.

The finance department wants to wait and see how the budget develops in the current year.

In recent years, trade tax, for example, has always been well above budget estimates.

If things continue like this, the city would only have to finance 2 million euros through loans.

The Tölz city council unanimously approved the supplementary budget, as well as a credit authorization for 3 million euros to be on the safe side.
