The post-covid real estate euphoria has fallen to Lyon and its countryside

Started on the momentum of a record year 2021, the 2022 financial year ended with a turnaround in Lyon, accustomed to double-digit growth in its real estate market. Even the attraction of green exteriors is less successful.

If the cometary tail of the post-covid euphoria at the start of 2022 tends to put the annual balance sheet into perspective, the stall is there.

The Rhone real estate market has stalled over the past year, according to figures presented by the Chamber of Notaries on Thursday.

After record years, the volume of sales fell by 8.3% in the department.

The trend climbs to 14% on homes, illustrating a clear reversal after the post-lockdown race to green.

The median price per square meter has certainly increased by 8% for houses, but with real stalls, by 13% in the Pierres Dorées region for example.

“No disaster announced”

The end of the euphoria is also financial, with a clear tightening on loans, reflected in an increase in rates and a drop in the number of loans granted.

The median price per square meter thus fell by 0.7% over the year in the 2nd (to 6,240 euros) and by 0.1% in the 6th (to 6,190 euros), where the most prestigious streets have clearly lost in value in recent months.

The 1st completes the podium at 5790 euros per square meter, an increase of 0.5%.

At the foot of the podium, the 4th is experiencing the biggest dropout at -1.8% to reach 5,640. Below the municipal average, we find the 3rd and the 7th beyond 5,000 euros per square meter The 8th, 5th and 9th are almost 1000 euros below, with disparities by district, as for Old Lyon or Monplaisir.

“Nothing spectacular for the moment”

, reassures Séverine Girardon while all the Lyon districts are now well stabilized beyond 4000 euros.

The "10th", Villeurbanne, is just below, at 3900. The municipalities of the wealthy west (Tassin, Ecully, Craponne, Francheville) and Caluire are just above.

“Lyon has become out of budget for the greatest number

, observes Séverine Girardon.

Before, we were cutting back on square meters to stay in Lyon, but today that is no longer enough and buyers are looking outside.”

One hour by train from Part-Dieu, Mâcon experienced a 15.2% increase in the median price per square meter (to 1,510 euros).

Ditto in the south, in Valencia with a 10.4% increase (to 1980 euros).

As for the Villefranche Beaujolais sector, it still attracts, with a median price of 2440 euros median.

The race to the outside is therefore perhaps not over, while more distant and less glamorous sectors, such as the west of the Rhone or the Gier valley, arouse the interest of the Lyonnais.
