"Mini-Mini-Minimal Concept" for the lido

Only the bare essentials and perhaps not even a covered area: this is what the new plans for the renovation of the historic Feldafing lido look like. Nothing has been decided yet.

Feldafing – If everyone could do as they wanted, the listed Feldafingen lido would be renovated according to the first renovation variant by architect Benedikt Sunder-Plassmann. That would make Sunder-Plassmann happy, and even more so the members of the Feldafingen municipal council. They agree that the historic bath also has an obligation to preserve it. But there is a lack of money. And so, on Tuesday evening, the council meeting was about a "mini-mini-minimal concept" (Sunder-Plassmann), which only aims at the preservation of the existing building and its reasonable use, also as a restaurant.

"This is a real cost-saving option," the architect opened his lecture. For 1.066 million euros, the unauthorised storage rooms could be demolished in the direction of the slope and storage, waste and cold storage could be accommodated in a semi-underground extension. The central building with its extension from 1973 will therefore be preserved and should not be touched at all. "In its current form, this has grandfathering," said Sunder-Plassmann. "If you want to save money, you leave it." This is because grandfathering also applies to statics, energy and fire protection. This keeps the guest room as it is. "The only requirement of fire protection is the separation from the changing rooms," reported the architect. In the course of this, work would have to be done on the roof and it could be upgraded in terms of thermal engineering. And no, you can't take advantage of any subsidies for that, the expert replied to a question from Boris Utech (Greens). "We don't insulate, we just do the bare minimum."

For the kitchen, the minimal version does not provide for new building services, a grease trap or a new ventilation system. The high level of investment in building services in particular was a topic at the council meeting in January, when it became clear that the previously announced five-million-euro renovation would not be feasible for Feldafing.

For the outdoor area, Sunder-Plassmann proposed replacing the unauthorised roofing of the kiosk with a glass roof and also creating a covered area as a garden pavilion further south. Maximiliane Gerber (BGF) pleaded urgently for the garden pavilion. This is necessary for the catering industry. "The tenant has to be able to make a living from it, and with us everything is so dependent on the weather." There was even a referendum for another restaurant, she recalled the vote on the preservation of the council chambers.

On the other hand, Peter Melichar (CSU) was of the opinion that investments had to be slimmed down even further and that only what was absolutely necessary should be done. "I understand the emotions in the face of this minimal version, but the municipality also has only minimal financial power." He saw the garden pavilion as dispensable.

Mayor Bernhard Sontheim also wants to discuss this, as he said. He agreed with Dr. Michael Keltsch (AUF), who recalled the municipality's obligation to preserve the bath. "Received, yes," Sontheim said. "But nothing more."

First of all, the concept that has now been developed is to be discussed with the tenant, the district administrator, health and trade inspectorate. Subsequently, the municipality-owned planning company Pewu is to present a prioritized overall concept. This was decided unanimously by the municipal council. Not yet included is the necessary renovation of the changing rooms.

In July 2021, Sunder-Plassmann presented the municipal council with initial ideas for a lido renovation. In January 2023, he presented details and costs: five million euros. In March of this year, the municipal council ordered a slimmed-down minimal renovation variant.
